Drafting Specialist

Job Summary:

The Drafter is a key member of the Symphony Homes team, responsible for creating and managing residential new home designs from concept to completion. This role requires a high level of attention to detail, technical knowledge, and collaboration with various departments.

Responsibilities:

• Assist the sales team in creating site plans for prospective clients, ensuring accurate representation of house fit on the lot.
• Draft preliminary plans from Symphony's portfolio for newly contracted customers, working closely with the operations manager.
• Make changes to house plans based on customer requests, ensuring timely completion and accuracy.
• Submit and monitor the status of house plans to structural engineers, ensuring compliance with regulations.
• Complete RES Check calculations and submit permit applications for jobs under own supervision.
• Notify the Starts Manager, Design Consultant, and Accounting team when a building permit is ready to be pulled.
• Collaborate with the Estimator to review building permit costs and associated fees, reconciling discrepancies with the municipality.
• Assist in developing new house plans for the Symphony Plan Library, maintaining accurate square footage calculations.
• Review and update base plan PDFs available to the sales team on a monthly basis.
• Provide marketing with line drawings and elevations for brochure creation once a base plan is finalized.
• Ensure timely completion of all redlines throughout the preconstruction process, focusing on final redlines prior to start pack issuance.
• Work with purchasing, construction, and ownership to review plans for opportunities to value-engineer common methods and practices.
• Receive and incorporate ongoing feedback from purchasing and construction regarding plan-related discrepancies, errors, or oversights.

Qualifications and Requirements:

• Continuously augment product knowledge through formal and informal training opportunities.
• Proficiency in Revit, AutoCAD, and Microsoft Office.
• Ability to learn and follow Symphony Homes' Core Values and Mission Statement.
