Responsibilities
A Day in the Life of a Regional Operations Manager:
As a Regional Operations Manager at Liberty Military Housing, you will oversee the comprehensive operations of a portfolio of multi-family residential communities. You will guide the leadership team within a significant district or area, emphasizing performance coaching that enhances customer satisfaction and financial outcomes. Your role necessitates a thorough understanding of property operations and accountability for the overall business results of the portfolio, with a strong focus on customer service and employee performance, while upholding Liberty Military Housing's high standards of quality customer satisfaction.
Your Responsibilities include, but are not limited to:
Operational/Administrative:
- Oversee budget management and the attainment of operational, financial, and occupancy objectives for the portfolio.
- Conduct regular property assessments to provide the District management team with insights and recommendations for property enhancement, marketing, and leasing strategies.
- Supervise Capital Expenditure initiatives for the portfolio, including approvals, tracking, scheduling, and inspections.
- Implement strategic adjustments to optimize property operations, reduce expenses, and ensure adherence to service quality standards.
- Collaborate with the Asset Management team to formulate and assess property budgets and performance targets, as well as evaluate capital requirements and plan capital projects.
- Prepare annual and monthly budgets for income and operational expenses, compile monthly reporting packages, and develop plans and budgets for necessary capital improvements and property maintenance.
- Perform various administrative tasks, including email communications and data entry into various software systems.
- Administer and approve payroll for each property within the portfolio.
- Prepare, review, and approve all necessary reports, including occupancy, collections, and bonus reports.
- Ensure ongoing compliance through the evaluation of property files to confirm that residents meet community screening criteria and adhere to regulations.
- Coordinate and participate in district and relevant meetings.
- Manage compliance reviews and physical inspections.
- Work with district management to ensure proper response and handling of all portfolio emergencies in accordance with standard operating procedures.
- Engage senior regional management and military partners regarding urgent community or resident issues.
- Assist with legal matters, including small claims and eviction processes.
Leadership:
- Participate in the recruitment and approval of on-site personnel, including office and maintenance staff.
- Provide leadership, guidance, and support to District management staff and site teams, ensuring ongoing training and performance evaluations.
- Approve hiring decisions for property staff.
- Ensure timely administration of action plans related to employee performance issues.
- Regularly assess and discuss performance concerns of all direct reports and team members.
- Document and communicate employee situations with regional management and take appropriate actions as necessary.
Qualifications
What You Need for Success:
- A minimum of 5 years of experience in property management, including supervisory roles, with a preference for multi-site or regional management experience.
- Demonstrated success in leadership, staff development, customer service, problem-solving, decision-making, and organizational skills.
- Ability to foster a positive and collaborative team environment.
- Preferred certifications include Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM).
- Fair Housing certification is required within two weeks of employment.
- Experience and comprehensive understanding of budgeting and financial operations.
- Effective communication skills for interaction with management, military partners, staff, vendors, and residents.
- Proficiency in personal computers and software applications, including Microsoft Office and property management systems.
- Valid driver's license and ability to operate a motor vehicle.
- Availability for a flexible schedule, including weekends and emergencies as needed.
- Willingness to travel to regional locations for work-related activities.
