Position Summary:
The Facilities Maintenance Technician 2 is responsible for executing both preventive and corrective maintenance tasks, troubleshooting issues, and conducting repairs to guarantee the efficient functioning of healthcare facilities and associated equipment. Proficiency in interpreting blueprints and utilizing computer systems is essential.

This role may also encompass additional responsibilities as assigned, which may include snow removal and support during special events.

Flexibility in work hours is required, including alternating shifts, weekend duties, on-call responsibilities, and other assigned tasks.

A solid understanding of general maintenance practices and plant operations is necessary to fulfill the essential duties and responsibilities outlined below.

Respond promptly and effectively to unexpected facility needs, minimizing risks to patients and team members to maintain safety and ensure uninterrupted service.


Manage and execute assigned tasks, including preventive maintenance and urgent work orders, on equipment and buildings, adhering to established timelines while meeting departmental quality standards.


Conduct regular inspections of the facility to identify maintenance issues, including the building envelope (exterior siding, windows, doors), and report concerns to the appropriate facilities personnel regarding grounds issues.


Oversee, maintain, and troubleshoot utility systems within the facility to ensure optimal operation, including plumbing, mechanical, electrical, life safety, and energy management systems.

This includes responsibility for systems such as the boiler plant, chiller plant, ventilation systems, fire protection systems, refrigeration equipment, and other hospital systems as assigned.

Complete detailed documentation of tasks performed, including time spent on each task.

Maintain effective communication with customers, colleagues, and leadership. Proficiency in computer usage and familiarity with organizational programs, CMMS, and BAS is required. This position may also involve the installation of televisions and maintenance of motors, fans, and other hospital equipment.


A solid understanding of cooling tower and chiller operations, air filter properties, and water treatment systems is necessary to optimize system performance.

This role requires intermediate skills in carpentry, electrical work, painting, plumbing, and HVAC-related tasks.

Qualifications:

High school diploma or equivalent

6 years of documented experience in commercial or industrial maintenance

(OR)

2 years of relevant healthcare experience plus an Active M.E.C.H. Certification

(OR)

2 years of relevant healthcare experience and NIULPE 5th Class Power Engineer Certification or an approved equivalent

(OR)


2 years of relevant healthcare experience and a minimum of four of the following certifications with managerial approval: Water treatment certification for Boilers, Chillers & Cooling Towers, UST Class A/B Operator, Universal EPA refrigeration certification, ASSE 6040 certification, ASHE Healthcare Physical Environment Worker, Fire Door Maintenance and Inspection, Fire Barrier Maintenance and Inspection, Pre-Approved NFPA, or ASHE Credits as approved by the Facilities Management Director and departmental needs.

Licensure and Certification:

For those operating Mercyhealth vehicles:
Maintain a valid driver's license.

Maintain an acceptable driving record per the organization's Fleet and Driver Safety policy.

For those using personal vehicles:
Maintain a valid driver's license and reliable transportation with proof of vehicle insurance when requested.
