Sales Manager Professional

As a Community Sales Manager at Ashton Woods, you will play a key role in identifying and qualifying prospects to secure sales. Your primary responsibility will be to initiate, monitor, and expedite the home buying process to achieve your company-established sales goals.
Responsibilities:
- Achieve and exceed company-established sales goals by effectively communicating all product offerings, building processes, financing plans, and mortgage processes to guide prospects and buyers.
- Maintain accurate and complete reports, including competition reports for all competitors in your division and sales and traffic reports for communities.
- Understand what competitors are doing and compare it with Ashton Woods' strategies.
- Stay up-to-date on community information, such as schools, utilities, tax information, shopping areas, local employment centers, and recreation areas, and other information requested by AWH customers.
- Engage in ongoing education through seminars and training to stay current with industry developments.
- Complete sales agreements and addendums accurately and deliver them in a timely manner.
- Maintain effective communication with potential homebuyers, employees, and vendors.
- Track and follow each homebuyer's needs throughout the sales process, providing customer-oriented service as set forth in AWH training.
- Staff site sales offices and model homes during designated company hours as needed.
- Evaluate the condition of the sales office and model homes regularly, preparing a written punch list for the builder to maintain the model in 100% condition.
- Ensure that all collateral and supplies are well-stocked and consistent with company specifications.
- Place and monitor all on-site signage, including home site signs, inventory signs, open house signs, etc.
- Maintain and understand the Lead Management System, ensuring it is accurate and up-to-date.
- Develop, practice, and deliver a strong sales presentation to prospective buyers consistent with company training.
- Evaluate all traffic for quality and conduct weekly scheduled builder meetings with written meeting minutes.
- Complete all company paperwork accurately and in a timely manner.
- Collect required monies from homebuyers.
- Maintain effective communication with Project Managers.
- Communicate the entire process to homebuyers with weekly updates during construction.
- Address customer concerns promptly by involving the appropriate parties.
- Maintain constant communication with closing coordinators to expedite processes and ensure swift closings.
- Visit realtors regularly to generate referral sales through excellent customer relations and promote AWH at Realtor and HBA functions.
- Communicate with buyers' lenders during the process.
- Meet customer satisfaction targets of 90% or above and maintain an acceptable cancellation rate.
- Follow each buyer until they reach a home buying decision and prepare lost sales reports on those who did not buy from Ashton Woods.
Requirements:
- Four-year degree preferred in Sales or Marketing from an accredited college or university.
- High School graduation or equivalency required.
- Valid driver's license and insurance required for business travel if by automobile.
- Active real estate license within 3 months of start date.
- 1-5 years of sales experience required.
- Ability to work weekends.
