Overview

Drees Homes, a family-owned home building company, is seeking a skilled Land Manager to join our Raleigh, NC Division. As a leader in the industry, we value integrity, excellence, opportunity, stability, and success.

Our ideal candidate will have experience in land development, entitlement, and contract negotiation. They will be responsible for site identification, feasibility analysis, acquisition, and development, as well as coordinating physical improvements and entitlements.

We are looking for a self-starter with a proven track record, motivated to make an immediate impact. The successful candidate will have excellent written and verbal communication skills, with the ability to deal with complex situations and mentor others.

Responsibilities and Qualifications

Key duties and responsibilities include:

  • Assisting the Division President in maintaining a 5-year strategic forecast for lot and land acquisitions.
  • Negotiating favorable purchase terms with developers and landowners.
  • Identifying potential lot purchase opportunities through regular review of planning board meeting agendas and development activity in each sub-market.
  • Preparing detailed project financial proformas and monitoring zoning, engineering, permitting, and miscellaneous approval costs.
  • Working with outside engineers and in-house resources to ensure project budgets are complete, accurate, and within desired budget.
  • Scheduling and supervising land development activities, including the work of general contractors, engineers, utility providers, and landscape architects.

The ideal candidate will have a college degree in Urban Planning, Land Development, or a related field, with good computer skills, including MS Office and strong Excel skills. Experience with preparing and maintaining budgets, land development, and entitlement is essential.

The successful candidate will possess:

  • Excellent written and verbal communication skills.
  • Contract negotiation and contract management experience.
  • Experience in residential land planning, site development, and associated costs.
  • Detail-oriented with the ability to deal with complex situations.
  • Mentorship mindset.
