Position Summary

We are currently seeking a skilled Facilities Maintenance Manager to lead the maintenance operations for a multi-family residential community. The ideal candidate will possess an entrepreneurial spirit and excel in fostering relationships with both team members and residents.

Key Responsibilities

  • Oversee the planning, scheduling, and supervision of maintenance personnel in their daily tasks, including repairs, installations, service requests, and upkeep of common areas.
  • Recruit, train, and mentor maintenance staff while ensuring adherence to company policies and safety protocols.
  • Conduct regular safety assessments of the property, rectify any hazardous conditions, and provide training on the proper handling of maintenance materials and equipment.
  • Participate in departmental meetings and community events, leading safety discussions and team meetings.
  • Collaborate with vendors and contractors for maintenance and repair services.
  • Manage departmental budgets, ensuring all projects align with financial guidelines.
  • Draft specifications for significant projects, negotiate bids with contractors, and evaluate vendor work for quality and compliance.
  • Procure maintenance supplies and ensure efficient inventory management.
  • Ensure timely completion of service requests and maintenance projects in accordance with company standards.
  • Utilize Yardi Mobile to track and update service requests until resolution.
  • Provide troubleshooting support and training to maintenance staff on various technical issues.
  • Adhere to all safety regulations and ensure a secure working environment for all employees.

Qualifications

  • A minimum of 5 years of relevant maintenance experience, preferably in property management.
  • Demonstrated ability to lead and manage a large team effectively.
  • In-depth knowledge and experience in essential trades such as electrical, plumbing, HVAC, and carpentry.
  • Preferred certifications include HVAC and EPA.
  • Strong communication skills for effective interaction with management, team members, vendors, and residents.
  • Proficient in using small hand and electrical tools, as well as basic machinery.
  • Basic computer skills, including mobile device and PC operation.
  • Valid driver's license required.
  • Availability for on-call duties and emergency situations as needed.
