As a Full-Time Associate on our Credit Investments team, you'll assist senior team members with origination, underwriting, and closing new debt transactions, as well as portfolio and asset management of commercial real estate debt investments. You'll receive broad exposure across asset classes in all major U.S. markets and work closely with internal teams, including equity investments, leasing, development, construction, and asset management.

Responsibilities

  • Underwrite new opportunities across asset classes and capital structures, as well as existing debt investments
  • Prepare various financial analyses, including cash flow projections, valuation, and development models, sensitivity analyses, lease calculations, and budget analyses
  • Prepare presentations for Oxford's investment committee and investment partners for the review/approval of workouts, new transaction opportunities, and strategic initiatives
  • Conduct market and property-level due diligence, including the coordination of site tours, review of property-level financials, rent rolls, third-party reports, and preparation of sales/leasing comps
  • Participate in the pricing and rating of Oxford's existing debt investments and other ad-hoc asset management projects, such as analyzing new lease proposals, monitoring asset performance/loan activities, and assisting in potential disposition decision-making
  • Assist in strategic planning processes, including researching new asset class/market expansions

Qualifications

  • Prior experience in commercial real estate, strongly preferred, with a minimum of 3+ years of experience in Real Estate, Finance, or related fields
  • An undergraduate or post-graduate degree in Real Estate, Finance, or relevant fields
  • Proficient in Microsoft products (Excel, PowerPoint, Word, etc.); experience in ARGUS Enterprise software a plus
  • Strong analytical skills; high level of attention to details
  • Strong interpersonal and communication skills, with a focus on writing/presentation skills
  • Ability to multi-task in a fast-paced work environment
  • Team player and embraces a collaborative work environment

As required by New York City law, OMERS & Oxford provides a reasonable range of base salary for each role that is advertised in New York City. The salary offered to the successful candidate will consider a wide array of factors, including but not limited to, the individual's skill set and level of experience applicable to the role they are being offered. For New York City only, the annualized base salary range for this role is $130,000 - $145,000. You may also be eligible to receive an annual Incentive Award, which may include Short-term Incentive and Long-Term Incentive payments, benefits, and/or retirement savings plan – details on these elements of compensation are included within OMERS & Oxford offer letters.

The annualized base salary ranges for the primary location and any additional locations are listed below. The base salary that is ultimately offered to the successful candidate will consider a wide array of factors, including but not limited to, the individual's skill set.
