About the Role: We are seeking a skilled Residential Property Acquisitions Specialist to join our team at Center Street Lending. In this role, you will be responsible for acquiring distressed residential properties in Southern California and managing them through the entire escrow process.

Key Responsibilities:

  • Acquire distressed residential properties in Southern California
  • Bring in leads, on-market or off-market, and foster relationships with agents and sellers
  • Underwrite properties to determine their potential for fix and flip
  • Visit properties, create relationships with sellers/agents, make offers, and manage properties through escrow
  • Develop acquisition plans and strategies to support organizational objectives and operations
  • Conduct comprehensive market research to identify potential suppliers and vendors
  • Negotiate terms and conditions of contracts with suppliers and service providers
  • Manage procurement processes from initial need identification to final acquisition
  • Ensure compliance with legal requirements, company policies, and industry standards during acquisitions
  • Collaborate with internal departments to assess needs and specifications for goods and services
  • Build and maintain relationships with key suppliers and industry professionals

Qualifications:

  • Excellent customer service skills
  • Market research experience
  • Ability to maintain records for procurement activities
  • Prior experience supporting contract administration and management
  • Willingness to work both in-office and in-field
  • Experience acquiring distressed residential properties in southern California
  • Strong background in building relationships with brokers, real estate investors, and other industry professionals
  • Understanding of project costs
  • Real estate or acquisitions background preferred

Education: A Bachelor's degree is preferred, or equivalent experience.

Compensation: $22-$30 per hour + performance bonus (TBD).
