Job Summary

The Maintenance Tech is responsible for maintaining all physical and mechanical aspects of the property. This includes ensuring that all individual and common area systems are functioning properly. The ideal candidate will be able to work Saturdays and have excellent customer service skills.

Key Responsibilities
  • Enthusiastically embrace the company culture and assure that the property is maintained to the highest of standards.
  • Understand that this position contains a substantial customer service component requiring professional appearance and behavior at all times.
  • Follow established dress code, including wearing proper uniform and name badge as required.
  • Meet daily with maintenance lead and/or community manager to set a plan for the day.
  • Meet established goals around unit turns, work order completions, and community appearance.
  • Use the property management software and mobile maintenance app to receive, log, and complete work orders as assigned.
  • Value communication, always respond quickly, and check in with maintenance lead and leasing staff periodically throughout the day.
  • Be always willing to offer assistance to residents and staff members.
  • Share responsibility for after-hours emergency service, regularly taking calls as needed.
  • Assist in keeping all maintenance areas clean and orderly, including the shop, garages, mechanical rooms, and storage areas.
  • Assist in maintaining all vehicles and equipment, assuring that all are functioning, safe, and clean.
  • Maintain awareness of parts and supply inventories, work to keep inventory orderly and organized, and alert maintenance lead and/or community manager when supply is running low.
  • Work with maintenance lead and staff to complete preventative maintenance as scheduled.
  • Understand limitations and be willing to ask for help when needed.
  • Strive to improve knowledge of the property, its systems, and general operations and fill in for maintenance lead as needed.
Requirements
  • Excellent customer service skills.
  • Ability to act independently and make decisions.
  • Ability to lift heavy equipment and appliances using proper tools and safety equipment.
  • Must work Saturdays.
  • Flexibility to overtime, and other unscheduled times.
Physical Requirements
  • Must be able to lift up to 50 lbs repetitively.
  • Must be comfortable working outdoors in various weather conditions.
