Role Overview:

The Assistant Maintenance Supervisor is tasked with overseeing daily maintenance operations and ensuring the property is maintained according to Avenue5 standards and all applicable regulations. Key responsibilities include:

Executing various maintenance tasks, including repairs related to electrical systems, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance. Conducting general carpentry work such as wallboard repairs, countertop replacements, finish carpentry, and window repairs. Implementing proactive preventative maintenance measures across various property features. Managing the work order system to ensure timely completion of tasks to meet company standards and resident satisfaction. Performing daily inspections of property grounds and common areas to uphold safety and cleanliness standards. Assisting in managing property emergencies and communicating maintenance issues promptly. Promoting safety and compliance with all relevant regulations. Participating in on-call maintenance rotations as necessary. Enhancing customer satisfaction through professional interactions and maintaining property aesthetics. Building positive relationships with residents and collaborating with associated agencies. Conducting apartment inspections and ensuring timely completion of unit turns. Mentoring the maintenance team and promoting a professional work environment.

Qualifications:

High school diploma or equivalent required. Minimum of two years of experience in property management or a related field. Proficient in general maintenance and carpentry skills.

Skills Required:

Proficient in English, both written and verbal. Familiarity with general office equipment. Strong customer service and interpersonal skills. Excellent organizational and time-management abilities. Capacity to handle multiple tasks effectively. Basic mathematical skills. Ability to manage challenging situations with professionalism. Commitment to confidentiality and professional appearance. Valid driver's license and clean driving record required. Compliance with all safety protocols is mandatory.
