Job Description:
Pan American Properties, Inc. is seeking a dedicated and experienced On-Site Property Supervisor for a residential community.
The On-Site Property Supervisor is responsible for: 1) fostering a welcoming community atmosphere, 2) being accessible to residents and addressing their needs, 3) managing administrative tasks, and 4) overseeing the financial performance of the property by optimizing revenue and managing expenses.
The ideal candidate will be customer-focused, dependable, positive, energetic, and professional. Prior experience in property management is essential to ensure high-quality service and operational effectiveness.
Key Responsibilities:
- Regulatory Compliance:
- Understand financial objectives and operate the property in alignment with company policies and applicable laws.
- Property Maintenance:
- Conduct regular inspections to identify safety issues, maintenance needs, and aesthetic improvements.
- Ensure the property is maintained to the highest standards within budget constraints.
- Document and address maintenance requests promptly.
- Tenant Relations:
- Respond to tenant inquiries and concerns in a timely and professional manner.
- Build and maintain positive relationships with residents.
- Operational Management:
- Oversee resident transitions, including move-ins and move-outs, ensuring all processes are handled efficiently.
- Address resident issues and implement corrective actions as necessary.
- Monitor resident behavior to ensure compliance with community rules and regulations.
- Leasing Management:
- Utilize effective marketing strategies to maintain high occupancy rates.
- Manage lease agreements, ensuring clear communication and compliance.
- Administrative Duties:
- Prepare daily and monthly reports related to rent collection and tenant communications.
- Professional Development:
- Participate in training sessions and contribute to community improvement initiatives.
Qualifications:
- Experience: Minimum of 1-2 years in a similar role as an On-Site Property Supervisor is required.
- Education: High School Diploma or equivalent is mandatory; additional training in property management is preferred.
- Communication Skills: Excellent written and verbal communication skills are essential.
- Technical Skills: Proficiency in Microsoft Office and property management software is required.
- Compliance Knowledge: Familiarity with Fair Housing laws and regulations is necessary.
- Physical Requirements: Ability to perform various physical tasks as needed.
