The Facility Maintenance Technician plays a vital role in ensuring the smooth operation of our facilities. This position requires a strong background in HVAC mechanical systems, as well as routine knowledge of plumbing, electrical, and overall facility maintenance skills.
Key Responsibilities:- Perform ongoing repairs and maintenance to mechanical systems, including heat pumps, chillers, boilers, and other equipment.
- Maintain, complete, and log all preventative maintenance on HVAC equipment, including filter replacements, greasing or changing belts, and valve replacements.
- Perform a variety of plumbing tasks, such as repairing water leaks, toilet and urinal repairs, and sewer drain maintenance.
- Electrical functions, including bulb replacement, ballast changes, and general knowledge of electrical panels, breakers, and transformers.
- Execute and maintain logs for in-house routine inspections of Life Safety equipment and address any emergency concerns.
- Meet and escort vendors or contractors for scheduled inspections, repairs, and preventative maintenance.
- General carpentry skills to perform maintenance on residential apartments, including drywall repair, ceiling repair, painting, and floor repair.
- Grounds maintenance and cleanup throughout the year.
- Work alongside Property Managers to manage and oversee third-party contractors for snow removal, landscape, janitorial services, and elevator maintenance.
- Interact and communicate effectively with Tenants in a professional manner.
- Respond to emergency after-hours repairs and maintenance, including nights, weekends, and holidays.
- Prior employment in facility management, preferably in a commercial or mixed-use setting.
- Effective use of technology, including mobile phones, laptops, email, and energy management software.
- Ability to physically lift up to 100 lbs. and visit entire job sites, including stairs and elevated structures.

Salary: $27-$32 per hour
