Maintenance Supervisor

About the Job:

We are currently seeking a highly skilled and experienced Maintenance Supervisor to oversee our maintenance team and provide top-notch maintenance services for our properties. As a key member of our facilities operations team, you will be responsible for ensuring that our buildings and grounds are well-maintained, safe, and comfortable for our residents.

Responsibilities:
  • Perform and schedule daily maintenance tasks, including preparing vacant units for occupancy and preventative maintenance
  • Assist with interviewing, screening, and making recommendations for potential service, housekeeping/custodial, or grounds personnel in conjunction with the manager
  • Provide training and guidance to new team members to ensure they have the necessary skills and knowledge to perform their duties effectively
  • Clean and maintain work areas, tools, and equipment to ensure they are in good working condition
  • Take initiative to improve processes and maintenance methods to enhance efficiency and productivity
  • Maintain MSDS sheets and replacement logs to ensure compliance with safety regulations
  • Hold the maintenance team accountable for meeting expectations, including attendance and performance standards
  • Schedule and assist in the supervision and selection of all vendor work
  • Be responsible for inventory, ordering, and delivery of necessary supplies and equipment for the service, custodial, and grounds departments under the direction and approval of the community manager
  • Ensure OSHA standards and company safety policies are complied with at all times
  • Handle lock-outs resulting from evictions and provide 24-hour response to service requests
  • Be available to work on an on-call basis as required
  • Report unusual or extraordinary circumstances regarding the property or residents
  • Remove snow and ice as necessary
  • Evaluate and implement changes to improve the overall quality of maintenance services provided
Requirements:
  • Knowledge of HVAC, plumbing, and electrical systems
  • Self-motivated with attention to detail
  • Ability to operate various hand tools, including power tools
  • Ability to maintain positive relationships with internal and external contacts
  • Effective communication skills
  • Experience in property maintenance/handyman work
  • Supervisory experience preferred
