Job TitleMaintenance Technician III
Job SummaryThe Maintenance Technician III performs skilled work and advises the Maintenance Manager in the preventative, corrective, and general maintenance of commercial and industrial facility equipment. This role involves complex tasks that require considerable experience, skill, and technical knowledge.
Essential Duties and Responsibilities- Abide by all safety guidelines, including OSHA regulations, lock-out/tag-out, etc.
- Conduct regular checks of systems and equipment to identify issues and document performance.
- Maintain, troubleshoot, and repair equipment.
- Perform electrical installation, repair, and maintenance of equipment and controls.
- Install, maintain, and repair plumbing/piping, associated equipment, and components.
- Conduct routine and ongoing assessments of building system operations.
- Perform tests and analysis of data to ensure proper functioning of site equipment.
- Monitor operation of mechanical, electrical, and other operating equipment.
- Perform administrative tasks, such as parts ordering, PO creation, vendor management, and attending job meetings/project meetings.
- Document work results in the CMMS, analyze findings, and recommend updates to the PM list.
- Communicate effectively with coworkers and customer staff, ensuring all aspects of a work request are understood.
- Manage maintenance projects, including complex equipment repair, and provide guidance to subcontractors.
- High School diploma (or equivalent) required.
- At least 2 years of training through an accredited trade school or college; certificate/degree preferred.
- 7 years of previous experience and/or training, including mechanical, electrical, plumbing, carpentry required.
- Valid state driver's license, Fork Truck operator's license, JLG Operator's license, Universal CFC certification required.
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form.
- Ability to write routine reports and correspondence.
- Working knowledge of MS Word and Excel, ability to send/receive emails, and manage an email box.
- Ability to operate the work order system and maintenance-specific software, such as Building Automation.
- Ability to use hand and small/large power tools.
- Able to disassemble/reassemble fixtures, fans, pumps, and HVAC equipment and other building-related equipment.
- Able to demonstrate general plumbing, electrical, and carpentry skills.
- Able to demonstrate a general understanding of building systems and operation, including HVAC, plumbing, electrical, Life Safety Systems, and building envelope.
- Mastery of a particular skill set, such as electrical, carpentry, HVAC, plumbing, welding, Building Automation, Life Safety Systems, and High Pressure Boiler Operation.
- Able to competently operate a forklift, scissor lift, and aerial lift.
- Ability to operate a personal computer, cell phone, and/or electronic tablet.
- Ability to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high-quality standards.

While performing the duties of this job, the Technician is regularly required to stand for extended intervals with occasional scheduled breaks, walk, use hands to finger, handle, or feel, reach with hands and arms, stoop, kneel, crouch, or crawl, and talk or hear.
The individual frequently is required to climb stairs and ladders.
The individual must regularly lift and/or move up to 70 pounds, at higher than chest level, and be able to tolerate adverse rooftop working conditions due to climate and tolerate extreme temperature changes.
Work EnvironmentMoving mechanical parts and high, precarious places.
Occasional exposure to fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock and vibration, moderate to high noise levels, and outdoor weather conditions (including extreme cold, extreme heat).
The following safety equipment may be required: steel-toecap shoes, hearing protection, hard hat, eye protection, and hair protection.
