Job Title: Property Manager

Millennia Housing Management is seeking a highly skilled Property Manager to join our team. As a Property Manager, you will be responsible for the overall performance of our affordable housing properties, ensuring financial results, legal compliance, resident satisfaction, and employee engagement.

Key Responsibilities:
  • Foster a positive and inclusive work environment.
  • Promote growth and development among employees through training and development plans.
  • Ensure employees have the necessary tools and resources to succeed.
  • Collect 100% of rent on time and manage delinquencies effectively.
  • Maintain and increase occupancy rates, maximizing rent potential for market-rate units.
  • Manage the application waiting list and ensure accurate and timely completion of required paperwork.
  • Control expenses according to established budgets and ensure compliance with REAC and MOR inspections.
  • Conduct initial lease processes, certification, and annual re-certification for HUD and Tax Credit compliance.
  • Ensure adherence to Section 8 and HUD regulations.
  • Plan and execute activities throughout the year, including events and parties.
  • Handle tenant complaints and emergencies promptly and provide excellent customer service.
  • Ensure work orders are created and processed promptly and conduct unit inspections, including quarterly inspections.
  • Maintain the property's curb appeal and ensure it is impeccable.
Requirements:
  • Three years' experience in property management, preferably with HUD Section 8 and LIHTC experience.
  • Prior experience with REACS & MOR audits is preferred.
  • Housing experience is required, preferably in affordable housing with an emphasis on HUD and LIHTC.
  • Ability to travel and work various shifts, including weekends and evenings.
  • Excellent communication, customer service, and interpersonal skills.
  • Ability to analyze complex problems, propose solutions, and implement corrective actions.
  • Solid understanding of budgeting and business operations.
  • Superior analytical and problem-solving capabilities.
  • Strong strategic and business mindset.
  • Excellent organizational skills.
Work Conditions & Physical Demands:

Work is performed indoors and outdoors in a residential setting with regular exposure to cold, heat, noise, people, and equipment. Travel is required, and the incumbent is exposed to vehicles, planes, and other methods of transportation.

Able to work independently or as a team member and support managers with special projects. Strong collaboration skills, works well across functional areas, and excellent relationship-building skills.
