Project Manager

At Joeris General Contractors, we are seeking a highly skilled and experienced Project Manager to oversee and manage our commercial projects. The successful candidate will be responsible for ensuring the successful delivery of projects on time, within budget, and to the required quality standards.

Key Responsibilities:
  • Manage relationships with clients, architects, design teams, subcontractors, and other stakeholders to ensure effective communication and collaboration.
  • Develop and implement project plans, schedules, and budgets to ensure timely and cost-effective delivery.
  • Coordinate and manage project turnover, including reviewing scopes, analyzing bidders, and preparing subcontracts and purchase orders.
  • Prepare and maintain project budgets, schedules, and progress reports.
  • Review and become familiar with owner contracts, contract drawings, specifications, and addenda.
  • Coordinate and facilitate all pre-construction meetings, including scheduling and preparing agendas and meeting minutes.
  • Issue complete approved sets of documents to the Superintendent, including addenda, ASIs, PRs, submittals, and posting to the official record set of drawings.
  • Obtain building permits, track inspections, and certificates of occupancy.
  • Review, monitor, and coordinate all approvals of shop drawings and submittals, checking for contract conformance in conjunction with the Superintendent.
  • Assist the project team in obtaining temporary utilities and facilities, composing requests for temporary electricity, water, phone, and other services.
  • Generate estimates and proposals for change orders or contract changes.
  • Monitor and process all change orders, including creation of documents for Accounting and Subcontractors and distribution to all.
  • Prepare cost-to-complete projections and all documentation for monthly Accounting review meetings.
  • Review and track any reports and/or logs required by specifications, including ASI, RFI, and PR logs.
  • Monitor the delivery of items provided by major vendors and subcontractors.
  • Coordinate, attend, and facilitate all project meetings and final inspections, generating agendas and meeting minutes for distribution.
  • Write, distribute, and close all items in the pre-substantial completion punch list in conjunction with the Superintendent.
  • Prepare and submit all required project close-out submittals and warranties, including signed transmittals of acceptance of such items.
  • Compile and archive all job data upon completion of the project.
  • Review final costs at completion of the project with the Estimating and Accounting departments for historical data.
  • Create a schedule of values and provide it to the Architect/Owner for approval for billing.
  • Compile and submit timely monthly pay requests to the Architect/Owner, following up with the Owner for prompt payment.
  • Approve all pay requests and billings from subcontractors and suppliers, including accounts payable and accounts receivable.
  • Track all warranty items on completed projects.
  • Mentor and train Assistant Project Managers on their job duties.
  • Assist the Superintendent as required.
  • Complete training requirements as assigned.
  • Perform additional duties as required.
Qualifications:
  • Bachelor's Degree in Construction Science, Construction Engineering Technology, Construction Management, or a related field.
  • 7 to 10+ years of relevant experience in commercial construction.
  • Confined Space, CPR/AED/First Aid, and Defensive Driving certifications preferred.
  • OSHA 30 certification.
