Project Manager Responsibilities

Reporting Structure

The Project Manager will report directly to the Director of Construction and collaborate closely with firm leadership. This role encompasses overseeing all phases of a project, including estimating, preconstruction, construction, and post-construction activities, with minimal administrative support.

Key Duties & Responsibilities:

Estimating:

Pre-bid Phase

  • Participate in pre-bid meetings to review project details.
  • Assist in generating a list of subcontractors and suppliers tailored to the project type.
  • Conduct thorough reviews of plans and specifications.
  • Collaborate with the Estimator to develop a comprehensive estimate template.
  • Engage in discussions with the Estimator and Director of Construction regarding project requirements.
  • Attend pre-bid walkthroughs and meetings.
  • Review pre-bid RFIs before submission to the client/design team.
  • Develop an overall job schedule and determine general conditions.

Bid Day Responsibilities

  • Coordinate efforts with the Estimator, Marketing, and management for a successful bid submission.
  • Review subcontractor bids for completeness and address any missing information.
  • Conduct a final review of the bid with the team to confirm costs and fees.

Post-Bid Activities

  • Assist with follow-up questions from the owner/design team.
  • Facilitate project handoff meetings.
  • Support the Assistant Project Manager in subcontractor buyout processes.

Preconstruction Oversight

  • Supervise the setup of job budgets and accounting systems.
  • Oversee subcontractor buyouts and purchase orders.
  • Participate in project handoff meetings.
  • Monitor preconstruction checklists and ensure compliance.
  • Manage project documentation and approvals.

Construction Management

  • Ensure a safe and organized worksite in collaboration with the Superintendent.
  • Track and manage RFIs and procurement of materials.
  • Oversee the creation of change orders and manage project budgets.
  • Facilitate regular meetings with subcontractors and project teams.
  • Conduct job site visits and maintain project schedules.

Project Closeout

  • Ensure all inspections and paperwork are completed.
  • Manage the final punch list and assist with subcontractor closeouts.
  • Compile and present all necessary documentation for client handover.
