POSITION SUMMARY:

The Maintenance Specialist is responsible for executing daily maintenance tasks, including preventive, predictive, and emergency repairs on all equipment, ensuring the facility remains safe and functional.


Required Knowledge, Skills, and Abilities:

  • Capability to lift, push, or maneuver equipment and supplies exceeding 75 pounds without assistance.
  • Proficiency in using tools such as faucets, electrical switches, screwdrivers, wrenches, pliers, hammers, paintbrushes, power drills, and saws.
  • Ability to operate motor vehicles equipped with snow plows and power lawn equipment; must navigate tight spaces and maneuver around objects, equipment, and furniture.
  • Must be able to climb ladders and traverse sloped roofs.
  • Understanding of general repair concepts, equipment maintenance, and resident safety considerations.
  • Competence in operating motor vehicles, snow blowers, lawn mowers, tractors, and various hand and power tools.
  • Willingness to work in both indoor and outdoor environments, potentially facing inclement weather conditions.

Minimum Qualifications:

  • High school diploma or equivalent (GED).
  • Possession of a valid Virginia Class I Driver's License.
  • At least 5 years of relevant experience.
  • Basic skills in plumbing, carpentry, painting, and grounds maintenance.
  • Familiarity with fundamental building maintenance practices.
  • Experience and knowledge of heating, cooling, plumbing, electrical, and mechanical systems.
  • Ability to safely perform all essential job functions.
  • Experience in a healthcare environment is preferred but not mandatory.

Essential Functions:

  • Paints and refurbishes both the interior and exterior of the facility.
  • Conducts medium-duty electrical tasks, including working with 208 3-phase, AC/DC currents, and installing electrical outlets and switches.
  • Performs general plumbing repairs using PVC, ABS, copper, and soldering techniques for plumbing fixture replacements.
  • Engages in daily maintenance activities and corrective actions on furniture, heating, cooling, plumbing, electrical systems, facility vehicles, and power tools.
  • Repairs walls, floors, and ceramic tiles as needed.
  • Executes painting, plastering, refinishing, and general carpentry tasks.
  • Addresses maintenance requests for repairs, deliveries, and equipment transfers.
  • Conducts routine grounds maintenance, operating power mowers, lawn tractors, and snow removal equipment.
  • Moves or delivers freight; lifts and relocates heavy furniture and equipment.
  • Maintains logs for heating/air conditioning and water supply systems, documenting corrective maintenance tasks.
  • Adheres to organizational, federal, and state regulations, including Resident Rights.
  • Participates in orientation, training, and in-service programs.
  • Assists colleagues as needed within the scope of training and certification.
  • Complies with Maintenance Department policies and safety guidelines.
  • Must be capable of lifting without restrictions.
  • Other duties as assigned.
