Maintenance Technician Job Description

The Maintenance Technician is a key member of our multifamily team, responsible for delivering exceptional resident experiences through timely and professional maintenance services.

Essential Job Duties:
  • Prepare make-ready apartments by performing tasks such as painting, carpet repairs, cleaning, general repairs, and housekeeping duties to ensure a quality move-in experience.
  • Respond to resident requests in a timely and professional manner, providing excellent customer service and resolving issues efficiently.
  • Maintain knowledge of maintenance functions, including plumbing, HVAC, basic electric, general carpentry skills, painting, and snow removal (if applicable).
  • Ensure the cleanliness and safety of grounds, pools, hot tubs, common areas, and dog park amenities.
  • Be available for on-call scheduling to respond to after-hours emergencies and maintain a high level of productivity.
  • Report any maintenance concerns on vacant units, models, and common areas to the Maintenance Supervisor.
  • Perform maintenance tasks as scheduled by the Maintenance Supervisor and maintain a high level of productivity.
  • Stay knowledgeable of state, local, and federal fair housing laws and attend training programs as required by Cushman and Wakefield.
  • Perform all duties as assigned in a timely manner and deliver superior customer service, representing the company in a professional manner at all times.
  • Maintain a professional appearance and adhere to Cushman and Wakefield's uniform and appearance standards.
  • Maintain all safety procedures and safeguard company tools and equipment.
Competencies:
  • Valid Driver's license, EPA 60- Minimum Type II and CPO or local city required certificate.
  • Ability to read and understand documents such as policy manuals, safety rules, operating and maintenance instructions.
  • Ability to compute rate, ratio, and percent and prepare and interpret bar graphs.
  • Ability to deal with problems involving several known variables in situations of a routine nature.
  • Ability to utilize common sense understanding in order to carry out written, oral or diagrammed instructions.
  • Ability to add, subtract, multiply, divide in all units of measure, using whole numbers, common fractions, decimals.
  • Ability to write routine reports and correspondence.
  • Follow all safety procedures.
Important Education:

High School Diploma, GED, Trade, Technical, or Vocational school

Important Experience:

1+ years of related experience

Work Environment:

This job operates in a professional office environment. Regularly required to travel outside between properties in varying weather conditions.

Physical Demands:

While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time.

They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions.

The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery.

The employee must be able to travel up to 10% of the time. Travel may vary in frequency and duration.

The employee must demonstrate the ability to exert up to 100 pounds occasionally, and/or up to 100 pounds frequently, and/or up to 100 pounds of force constantly to lift, carry, push, pull, or move objects.
