Building Plans Reviewer/Inspector

Summary

The individual in this role is responsible for evaluating residential and commercial construction plans and conducting site inspections to ensure compliance with local zoning, building, fire, plumbing, and mechanical codes. The inspector will inform builders and contractors of necessary corrections.

Job Duties

Trainee Level

Requirements:
Experience in construction, architecture, or appraisal.

Duties:

• Observe and learn from the Building division team on how to perform on-site reviews and inspections.
• Verify property location on the lot and ensure compliance with approved plans and materials.
• Familiarize with Island County Codes, plumbing, and mechanical regulations.

Level 1

Requirements:
ICC Residential Plans Examiner certification R1 and ICC Residential Building Inspector certification B1.

Duties:

• Conduct on-site inspections during construction to verify compliance with approved plans.
• Perform plumbing inspections and observe testing of plumbing and mechanical systems.
• Review structural and safety aspects of building plans to ensure adherence to codes.
• Notify builders of any code violations and specify required corrections.
• Issue stop-work orders when necessary.
• Provide interpretations of plumbing and building codes as needed.

Level 2

Requirements:
All previous requirements plus a commercial plumbing inspector certificate or plumber journeyman's certificate and mechanical inspector certification M2.

Duties:

• Perform all duties from Level 1.
• Demonstrate self-sufficiency and organizational skills.

Level 3

Requirements:
Six years of experience in the field and all certifications listed above, including ICC Fire Inspector 1 certification and ICC Plans Examiner certification B3.

Duties:

• Perform all duties from Level 2.
• Review the work of others and assist in training lower-level employees.

Education, Experience & Certifications

• High school diploma or GED certification.
• Experience in the building industry.
• Ability to learn and pass exams for certifications.
• High standard of accuracy and clear communication skills.
• Customer service experience and ability to work professionally with the public.
