Grounds Maintenance Specialist

Job Summary:
The Grounds Maintenance Specialist is responsible for maintaining the luxurious appearance of the property and ensuring a hazard-free environment. This role involves ensuring property grounds are clean and free of debris, inspecting the community, and reporting any safety hazards or repair needs to the Service Supervisor.
Key Responsibilities:
- Ensure property grounds are clean and free of debris and that all external fixtures are clean and in working order.
- Effectively, safely, and correctly operate equipment including leaf blowers, lawnmowers, pool cleaning tools, lawn tools, and ladders or any other equipment or tool deemed necessary to complete tasks.
- Inspect the community, pick up trash and debris, and report any safety hazards or repair needs to the Service Supervisor.
- Sweep parking lot areas, walkways, entryways, and hallways. Wash down courtyards and other cement areas.
- Understand the layout of the community, amenities, and equipment storage areas.
- Ensure external light fixtures are in working order. Clean light fixtures in common areas.
- Assist with pond, fountain, and/or pool cleaning and maintenance.
- Assist in moving appliances, HVAC equipment, planters, garbage cans, etc., as needed or directed.
- Assist with cleaning of vacant units for move-ins when needed.
- Unload truck when supplies are delivered, and stock in proper areas.
- Clean pool area to include chairs, tables, umbrellas, etc.
- Lock/unlock common areas as directed.
- May also paint trim common areas, curbs, or other areas that are required.
- Coordinate with the Service Supervisor to maintain inventory of supplies required to perform job.
- Any other tasks assigned or directed.
Requirements:
- Basic knowledge of Crown Residential's standards and procedures.
- Attend all required Crown Residential maintenance trainings.
- Ability to effectively work in a team setting and collaborate with administrative staff.
- Possess and practice exceptional safety skills while on the job.
- Be highly motivated and have a positive attitude.
- Ability to prioritize multiple tasks, follow-up, and follow through.
- Ability to provide coverage on a rotating basis for property on an on-call basis as needed.
- Awareness of working long hours outdoors and in the elements.
- Professional appearance and demeanor.
- Ability to work a schedule during normal work hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours is likely.
- Ability to work on weekends.
- Consistent, regular, and in-person attendance during assigned hours at the workplace are required.
