The Construction Manager is responsible for overseeing the development of real estate projects from the planning and design stages through construction and completion.

This role may involve residential, commercial, and industrial developments.

The position will coordinate and implement activities associated with all assigned Developments and projects, including participation with the overall project team and outside design consultants, contractors, and agencies having jurisdiction and inspection responsibilities.

  • Analyzing local real estate markets, growth trends, and occupancy rates
  • Project Coordination and Management
  • Coordinating with architects, engineers, and contractors to design and plan the development
  • Managing budgets, schedules, and the construction process
  • Obtaining necessary permits and approvals
  • Negotiating contracts and agreements with stakeholders
  • Participating in project consultation meetings
  • Feasibility analysis of projects/phases
  • Management of environmental consultants
  • Participating in the kickoff of design consultants and monitoring consultants' progress through the planning, design, and bidding phase
  • Assisting with consultant and contractor selections

The Construction Manager will work with the design team to achieve timely completion of documents meeting design milestone parameters for each stage of the design.

Review plans and contracts for completeness, compliance with design milestone requirements, and constructability assumptions.

Attending meetings with regulatory agencies as needed during the plan review process.

Developing project budgets and evaluating engineers' construction cost estimates.

Maintaining a comprehensive system of document control and tracking logs.

Working with design consultants.

Attending and documenting all Owner/Engineer/Contractor meetings.

Establishing and maintaining a comprehensive system for construction document control.

Monitoring and coordinating project activity, including utilities installation, general site work, temporary installations, and power, telecom/data coordination, gas, cable, and punch list corrections.

Developing 'Contractor's Project Schedule'; reviewing monthly updates with Owner's Representative to ensure coherent sequencing and logic, and compliance with contractual milestone requirements.

Proactively identifying and mitigating areas impacting the schedule.

Reviewing and approving payment recommendations on trade/contractor payment applications and/or invoices.

Periodically updating cash flow projections based on actual construction progress.

Reviewing change order requests for entitlement, construction, and pricing.

Negotiating final CO amounts.

Overseeing the Closeout of the project, including final resolution of all punch list work, finalizing outstanding contract change orders, obtaining final lien releases, reviewing O&M/warranty documentation, and processing disbursement of retained funds.
