Position Summary:

The Commercial Leasing – Leasing & Asset Manager serves as the primary contact and leader within the Commercial Leasing division for select resorts. This role may involve travel to various locations. Under the mentorship of the Director of Commercial Leasing, the Leasing & Asset Manager will be tasked with: staying informed on retail and dining trends, scouting new tenants and prospects, optimizing occupancy within the portfolio, and monitoring the evolving mix of tenants as part of the retail strategy; conducting lease evaluations, tenant assessments, deal structuring, and execution; performing financial analyses, including budgeting and forecasting; identifying and planning capital investments for projects, collaborating with tenants on project developments; effectively engaging with association boards, key stakeholders, and senior leadership; and executing additional responsibilities as required. This role demands strong communication skills (both written and verbal), attention to detail, analytical and critical thinking capabilities; proficiency in reviewing commercial leases and legal documents, financial modeling, and tenant underwriting; effective leadership and time management skills; adeptness in overseeing project developments; and the ability to manage both internal and external stakeholders efficiently. A cover letter is a prerequisite for application consideration.

Key Responsibilities:

  • Identify and assess potential tenants. Structure new lease agreements and modifications, including financial modeling.
  • Analyze retail programming and focus on performance metrics.
  • Plan and manage capital investments to support tenant buildouts and renovations, ensuring optimal use of space.
  • Oversee and coordinate construction, maintenance, and design projects in collaboration with commercial tenants and property management.
  • Foster strong relationships with tenants and village leadership, addressing operational issues as they arise.
  • Support third-party retail sales initiatives through merchandising and marketing assistance.
  • Manage tenant relationships, including lease amendments and addressing delinquent accounts, under the guidance of senior leadership and legal teams.
  • Maintain accurate lease files and records, ensuring compliance with reporting requirements.
  • Provide management reports and collaborate with the finance team, playing a crucial role in budgeting and capital planning.
  • Ensure all lease information is current and accurate within management reporting systems.
  • Represent the company on HOA boards, overseeing budgets and capital projects for commercial tenants.
  • Assist tenants in adhering to resort rules and regulations.
  • Perform other duties as assigned.

Qualifications:

  • Bachelor's Degree required.
  • Minimum of 3 years of experience in leasing, asset management, or property management.
  • Proficient in Microsoft Office Suite (Outlook, Excel, Word, PowerPoint).
  • Excellent verbal and written communication skills.
  • Strong analytical skills and business acumen.
  • Ability to negotiate leases and interpret legal documents.
  • Experience in project management.
  • Demonstrated customer service skills with tenants, vendors, and senior leadership.
  • Willingness to travel to assigned resorts.

The anticipated total compensation for this position is $85,000 - $95,000 + annual bonus, with individual compensation determined by various factors.
