Position Overview:
The Financial Analyst is responsible for comprehensive financial and accounting assessments, acting as the primary accounting authority for various properties. This role encompasses the management of general ledger accounting, financial reporting, and budgeting processes.

Key Responsibilities:
- Assume full accountability for accounting and financial reporting for designated properties.
- Analyze information from shared services departments and assess its economic and financial reporting implications on properties.
- Oversee GAAP compliance for properties, including the reconciliation of general ledger accounts.
- Conduct detailed analyses of factors influencing net operating income and net profit.
- Prepare partner distribution analyses in relation to anticipated cash flows and current cash status.
- Generate accrual and general journal entries at month-end.
- Create monthly financial statements along with a comprehensive electronic working paper package that includes quarterly variance comments and serves as a detailed audit trail.
- Conduct actual versus budget/prior year monthly analyses with variance explanations for property reports.
- Collaborate effectively with the Property Manager to develop variance explanations.
- Prepare quarterly projections and budgets of accounting data for assigned properties.
- Manage and ensure timely payment of debt service, ground leases, real estate taxes, and other special payments.
- Analyze and reconcile related general ledger accounts on a monthly basis.
- Serve as the primary contact for Accounts Payable and Property Mall Team regarding general ledger coding inquiries.
- Research agreements and ordinances to ensure accurate calculations.
- Participate in special projects as needed.
- Assist in year-end audits with external auditors and prepare tax return packages with in-house tax accountants.

Qualifications:
- Bachelor's Degree in Accounting.
- 1 to 2 years of relevant experience.
- Strong understanding of accounting principles.
- Ability to identify, analyze, and resolve issues through examination of accounting and financial data.
- Proficiency in Excel.
- Excellent communication skills and a collaborative mindset.
