The Assistant Community Property Manager plays a vital role in ensuring the success of our leasing, marketing, resident management, revenue, and customer service goals for the property. This role is responsible for supporting the leasing staff and the property manager by providing guidance and taking action as necessary to ensure residents are happy and that all property goals are achieved.

Main Responsibilities:

• Enthusiastically embrace the company culture, provide a welcoming environment for residents and guests, and demonstrate a drive to maintain the highest of standards.

• As a customer service expert, quickly respond to all complaints, questions, and requests, and address and resolve all issues efficiently.

• Seek help from the community manager and/or maintenance staff to resolve issues as required to ensure resident satisfaction.

• Present a professional appearance and follow established dress code policy.

• Drive leasing to achieve occupancy goals at or above budgeted expectations.

• Direct the leasing team to ensure all leads are responded to quickly and professionally.

• Verify that all incoming traffic has been logged using the resident management software and that all follow-up contacts have been completed each day.

• Possess superior product knowledge, including pricing and availability, specific floorplan information, and details of property amenities and common areas.

• Maintain excellent awareness of the local market and complete all market surveys as required.

• Have working knowledge of the local community, including local schools, businesses, and events.

• Ensure that renewal offers are delivered timely and work to bolster resident retention.

• Take the lead in organizing community events and work to foster a strong sense of resident appreciation.

• Oversee the collection of rents, ensuring that monies are posted timely, late fees are collected, and evictions are filed on schedule.

• Manage resident delinquency, working with past due residents to collect required payments, and pushing overdue files to collections as necessary.

• Monitor online reviews, social media, the property website(s), and all advertising for accuracy.

• Strive to learn the community manager's role and be capable of confidently filling in for the community manager when needed.

Required Skills and Abilities:

• Basic computer knowledge, including proficiency in Microsoft Word, Excel, and Outlook.

• Excellent customer service skills.

• Experience in social media and technology.

• Ability to act independently and make decisions.

• Excellent verbal and written communication skills.

• Flexibility to work weekends, overtime, and other unscheduled time if needed.

Education and Experience:

• A minimum of 3 years' experience in property management.

• Valid driver's license in the state of residence.

• Proficiency in Microsoft Excel and Word, and proficiency in property management software.

Physical Requirements:

• Prolonged periods sitting at a desk and working on a computer.

• Must be able to lift up to 15 pounds at times.

Compensation details: $23-$23 Hourly Wage
