Job Description:

The successful candidate will provide general supervision and direction to maintenance staff, ensuring compliance with established policies and procedures. Key responsibilities include:

  • Responsible for implementing and supervising preventive maintenance systems to preserve and maintain all buildings and equipment.
  • Provide continuous coverage for emergency situations and coordinate with the Community Manager during periods of absence.
  • Inspect buildings and grounds, identifying deficiencies in equipment and machinery, and communicate these findings to the Community Manager.
  • Supervise maintenance staff, providing guidance and direction as needed.
  • Ensure prompt completion of all repairs and work orders, documenting progress on the master work order log.
  • Regularly inspect public areas and grounds to verify employees are maintaining adequate cleanliness and upkeep.
  • Review maintenance staff performance, inform staff of policies and procedures, and schedule training programs as necessary.
  • Responsible for control, operation, and organization of the maintenance shop, including mechanical equipment and project vehicles.
  • Purchase supplies, subject to Community Manager approval, utilizing purchase orders and competitive pricing.
  • Maintain inventory for supplies and equipment in the maintenance shop.
  • Responsible for maintaining project vehicles and monitoring daily mileage.
  • Assist the Community Manager in preparing the annual budget and Operating and Business Plan.
  • Prepare bid specifications and obtain competitive bids according to Community Realty Management's Contract Supervision Manual.

Requirements:

We are seeking a highly skilled individual with:

  • A high school diploma or equivalent education, potentially offset by 3-4 years of experience.
  • 3-4 years of experience as a maintenance supervisor, preferably in property maintenance.
  • Previous experience in commercial or multi-unit residential property is desirable.
  • Experience working with boilers or appliance repair/diagnostics is preferred.
  • Effective oral and written communication skills.
  • Maintenance of current license/certificate and/or specialized skills in building trades such as electrical, plumbing, carpentry, HVAC, fire protection, or mechanical.
  • A valid driver's license and reliable transportation.
  • Must live within 20 miles (30 minutes) from the property.
  • Availability to be on-call for nights and weekends as required by the property.
  • General understanding of OSHA, fire prevention, and safety regulations.

Physical/Working Requirements:

This role involves an indoor/outdoor environment with varying temperatures, requiring the ability to lift 55 pounds independently and support team lifts with reasonable accommodations.

Estimated Salary: $65,000 - $75,000 per year, based on location and experience.
