Essential Qualifications

  • 5+ years of experience in property management or hospitality maintenance, with progressive responsibilities.
  • 3+ years of supervisory experience.
  • Universal EPA 608 HVAC certification.

Overview

The Facilities Maintenance Supervisor is responsible for ensuring the effective completion of all maintenance and repair tasks within military housing. This role involves leading a team of maintenance technicians and administrative staff.

Key Responsibilities

  • Directs and manages maintenance technicians and administrative staff in performing repairs and preventive maintenance on military housing units, covering structures, appliances, HVAC, plumbing, and other household repairs.
  • Collaborates with supervisors to manage workload and prioritize work orders and preventive maintenance tasks.
  • Addresses customer concerns professionally and ensures timely follow-up on maintenance requests.
  • Conducts inspections of completed work to ensure compliance with safety and quality standards.
  • Oversees contractor selection for various maintenance services and conducts quality reviews.
  • Maintains accurate maintenance logs and provides regular reports to corporate leadership.
  • Facilitates team meetings and provides necessary training to staff.
  • Ensures compliance with OSHA and EPA standards and provides personal protective equipment (PPE) to team members.
  • Available for emergency situations and on-call support for maintenance staff.

Supervisory Duties

Responsible for hiring, scheduling, and evaluating staff performance, as well as making recommendations for promotions or terminations.

Knowledge, Skills & Abilities

  • Familiarity with residential maintenance, including HVAC, plumbing, electrical systems, and pest control.
  • Proficient in property management software and Microsoft applications.
  • Strong customer service skills and the ability to communicate effectively with tenants.
  • Self-motivated with leadership experience and the ability to manage remote teams.
  • Valid driver's license and ability to meet company policy requirements.

Work Environment

This position involves regular office work with oversight of maintenance activities. Visits to residential sites may require the use of PPE and involve exposure to various environmental conditions.

Physical Demands

Regular communication via phone and email is essential. The role requires the ability to traverse various sites and may involve lifting up to 50 pounds.

Travel Requirements

Minimal travel is expected for this position.
