Overview

The Leasing Consultant at Bode is a pivotal role responsible for providing exceptional leasing support across multiple properties. Reporting directly to the Community Manager, this position focuses on answering rental inquiries, scheduling appointments, qualifying residents, and showcasing available apartments to convert prospects into residents.

Duties

  • Rental Inquiries and Showings: Effectively communicate with prospective residents to answer questions, schedule tours, and qualify them for available apartments.
  • Tour Path Showcase: Utilize established tour paths to highlight community amenities, unit details, and overall property features.
  • Follow-up and Engagement: Engage with prospects via email, text, and phone to maintain a positive relationship and increase the likelihood of conversion.
  • Marketing and Promotion: Post daily marketing campaigns to attract potential residents.
  • Community Management: Inform the Community Manager of rental application outcomes from the resident screening company and communicate results to applicants as instructed.
  • New Resident Onboarding: Establish new resident files, draft rental agreements, and complete relevant paperwork for new residents.
  • Move-in Inspections: Conduct thorough move-in inspections to ensure a smooth transition for new residents.
  • Tenant Relations: Interact with tenants to document and resolve issues in a professional and courteous manner.
  • Collaboration: Work closely with community staff to create a positive work environment and promote a culture of excellence.
  • Administrative Tasks: Accurately collect and record rents and work orders when required.
  • Knowledge and Compliance: Possess comprehensive knowledge of property marketing strategies, including familiarity with available units, their conditions, rental rates, and move-in dates.
  • Market Analysis: Conduct monthly rental market comparisons with competitors to inform marketing strategies.
  • Record Keeping: Maintain a daily Traffic Log accurately.
  • Unit Maintenance: Perform daily inspections of Model/Vacant units to ensure they are in optimal condition for showcasing.
  • Spiffing Units: Ensure units are spiffed daily to ensure they are show-ready.
  • Move-in Preparation: Confirm move-ins are ready for new residents.
  • Rental Application Processing: Ensure all rental applications are completed, signed, and processed promptly and correctly.

Requirements

  • Experience: 1 year of property leasing experience (required), 1 year of experience with Appfolio (preferred)
  • Qualifications: Customer Service: 2+ years (required), Fair Housing regulations: 1 year (required)
  • Language Skills: Spanish language skills a plus
  • Relocation: Ability to commute/relocate (required)

Compensation and Benefits

  • Hourly Rate: $22.00 - $24.00 per hour, depending on experience
