The Facilities Maintenance Technician will undertake a variety of maintenance tasks as specified in this job description. Performance will be assessed during an initial evaluation period and subsequently on an annual basis.
This is a part-time role, with standard working hours typically set from Monday to Friday, 9:00 AM to 12:00 PM. However, flexibility is required to accommodate emergency situations that may necessitate schedule adjustments.
Work hours will not exceed 30 hours per week, but the technician may be required to be 'on-call' to address urgent maintenance and safety issues.
The technician will be responsible for ensuring cleanliness and safety across all facilities and surrounding areas, thereby supporting the well-being of staff and residents.
Upon commencement, a detailed work schedule will be established by the Center Director, outlining daily, weekly, and monthly maintenance tasks to ensure efficient operations.
Emergency situations will be addressed promptly as they arise.
Maintain a tidy and organized workspace, including storage areas for cleaning supplies and a systematic filing system for maintenance records, warranties, work orders, and inspection reports.
Building repairs will be initiated through a formal work order process, requiring prior approval from the Director. All related invoices must be attached to the work order and stored in designated program files.
Coordinate and prioritize all maintenance and repair activities, consulting the Director for guidance on urgent matters.
In the absence of the Director, and with prior consent from the Fiscal Department, the technician may contact external repair services for estimates on repairs that exceed their expertise.
Oversee all external repair work, ensuring that all costs are pre-approved.
Maintain comprehensive operation manuals, repair records, and an inventory of all building and household items, including appliances and furniture.
Assist in organizing annual inspections and testing of fire safety equipment and elevators, while keeping accurate records of these activities.
Manage the inventory of cleaning supplies for all programs, ensuring that Material Safety Data Sheets (MSDS) are available for each product.
Ensure that quality and quantity standards are met while implementing cost-effective purchasing methods.
Staff must acknowledge receipt of any supplies requested for their specific programs.
Report any incidents of damage, vandalism, or unusual occurrences to the Director.
Each day, prior to starting routine tasks, the technician will inspect the surrounding property, collecting and disposing of litter, and ensuring that walkways remain clean.
Check and empty garbage bins as needed, and maintain cleanliness in waste collection areas.
Outdoor maintenance tasks may include weeding, trimming shrubs and trees, sweeping, painting, and window cleaning, ensuring that external areas meet management standards.
Support individuals completing community service hours as needed.
Applicants must possess at least a high school diploma and have experience in various aspects of building maintenance, including carpentry, plumbing, HVAC, electrical work, and painting.
Proficiency in operating maintenance equipment, such as floor buffers and snow blowers, is essential, along with the ability to perform minor repairs.
Specialized tools and equipment for repairs will be provided by the organization as necessary.
Candidates must demonstrate good moral character, reliability, and emotional stability.
Successful completion of a physical examination is required upon hiring and every two years thereafter.
A valid driver's license and access to an insured vehicle during work hours are mandatory.
Candidates will undergo background checks and must disclose any arrest or conviction records.
Consent to random drug and alcohol testing is required, along with adherence to the organization's drug-free workplace policy.
Completion of initial training programs and ongoing education as assigned is mandatory for all employees.
