Overview:
The Facilities Maintenance Lead (FML) will hold extensive responsibilities for the upkeep and repair of residential developments, which may encompass multiple structures or a single building.
Depending on the scale of the assigned property, the FML may operate independently or supervise a team of Maintenance Technicians and potentially a Porter.
Reporting directly to the designated Property Manager, the FML will ensure that the assigned residential development is maintained to the highest company and industry standards. The FML will be dedicated to preserving an appealing, clean, and well-kept property, including all mechanical systems associated with the development. As a crucial team member responsible for a property utilized continuously by residents, the FML will be accessible for emergency calls and responsive to safety concerns.
The FML will collaborate closely with the Property Manager and other staff members to be a responsible steward of a valuable asset that serves residents from diverse economic backgrounds and social needs. The FML will guarantee the accuracy of all data entered into the company's systems.
Providing exceptional customer service to residents is paramount, as it fosters long-term retention.
As a leader, the FML will exemplify professionalism and support the development and training of supervised staff while actively pursuing their own professional growth through available training programs.
Compensation: $28-$32/hr, based on experience
Sign-On Bonus: $1,500
Key Responsibilities:
- Manage the unit readiness program to meet company standards, typically within 5 business days.
- Collaborate with the Property Manager to conduct thorough apartment inspections for both move-in and move-out processes, including preparing damage estimates for collection purposes.
- Identify cost-saving opportunities and best practices, sharing insights with colleagues.
- Leverage technology effectively by utilizing maintenance management software.
- Engage in procurement processes to maximize savings and share lower-cost opportunities with senior management.
- Adhere to risk management protocols to maintain a safe property environment.
- Perform repairs and preventative maintenance in accordance with company standards and building codes, seeking guidance from senior management for unfamiliar tasks.
- Manage snow removal from sidewalks and entry areas, following company procedures and maintaining a professional snow log.
- Ensure all preventative maintenance tasks are completed according to manufacturer guidelines to maintain warranties and guarantees.
- Secure and maintain a comprehensive set of building plans.
- Inspect and maintain common areas professionally, addressing issues promptly.
- Understand and work within the property’s annual operating budget to achieve financial objectives.
- Proactively manage property conditions to avoid surprises, ensuring inspection readiness at all times.
- Monitor utility consumption and expenses, collaborating with the Property Manager to optimize resource use.
- Contribute to capital planning and budgeting processes, examining expenditures for potential savings.
- Ensure effective onboarding, training, and motivation of team members to promote successful property stewardship.
- Manage work orders, preventative maintenance, and apartment turnovers within company policy timeframes while delivering excellent customer service.
- Oversee all maintenance, safety, and resident relations aspects of the assigned property.
- Educate staff on customer service, professionalism, safe work practices, and effective property inspections.
- Prepare the property for successful inspections, ensuring readiness without last-minute staffing or spending surges.
- Complete necessary insurance administration tasks to facilitate timely claims resolution.
- Act as a role model, mentor, and trusted resource for field staff and residents.
- Support initiatives aimed at enhancing the technical expertise of staff.
Performance Metrics:
- Successful adherence to the annual operating budget.
- Consistently excellent property inspection results.
- Improvement in unit turnover and occupancy times, along with tenant retention.
- Timely and professional administration of insurance claims.
- Consistent completion of work orders and preventative maintenance to company standards.
- No insurance claims resulting from staff neglect.
- Positive results from resident satisfaction surveys.
Qualifications:
- High School Diploma or GED; technical training certifications are a plus.
- A minimum of three years of progressively responsible property maintenance experience.
- A valid driver’s license, insured vehicle, and the ability to travel between properties are required.
Working Conditions:
- Flexibility to work periodic hours as needed; ability to travel by plane and automobile.
- Ability to work at property locations in transitional neighborhoods.
- Physical capability to climb stairs, use elevators, bend, squat, and reach overhead, meeting standard mobility and lifting requirements for property maintenance tasks.
