Maintenance Supervisor Job Description

Foresight Asset Management LLC is seeking a highly skilled and experienced Maintenance Supervisor to join our team. As a key member of our maintenance team, you will be responsible for ensuring the physical condition of our properties is maintained to the highest standards.

Key Responsibilities:
  • Monitor and adhere to budget guidelines and obtain competitive bids on major expenses.
  • Purchase supplies as necessary using standard purchase order systems and proper bidding procedures.
  • Monitor inventory of parts and supplies and maintain appropriate levels.
  • Participate in company meetings as required.
  • Ensure the physical condition of the property is maintained according to company operating and safety standards.
  • Organize and prioritize service requests and ensure all service requests and repairs are made correctly and in a timely manner.
  • Ensure excellent curb appeal at all times.
  • Inspect grounds, buildings, and other property features as required to minimize liability concerns.
  • Oversee and participate in turnkey operations, ensuring that vacant units are made rent-ready in a timely manner.
  • Maintain an effective preventative maintenance program.
  • Maintain an organized, clean, and safe work area.
  • Ensure adherence to the company's safety and hazard communications programs, policies, and procedures.
  • Teach and promote safe work practices to staff.
  • Maintain a high level of customer service.
  • Communicate effectively with residents, fellow associates, vendors, and supervisors.
Requirements:
  • EPA certification, Type I and II.
  • Valid driver's license and current automobile insurance.
  • Other licenses and certifications as required by state and federal law.
  • Ability to work any of the seven days of the week, 52 weeks of the year.
  • Ability to serve on-call, as scheduled or as necessary.
Physical Requirements:

Maintenance technicians will spend 90 to 95 percent of their time performing hands-on repairs/maintenance work. The remaining time will be spent supervising the work of other associates and outside contractors in the absence of the Maintenance Lead.

The position requires the ability to transport or move up to 50 pounds variable distances; the mobility and flexibility to use ladders and to access and work in confined spaces or at heights in excess of nine feet; the ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit.

Ability to personally perform general maintenance repair tasks without endangering themselves, residents, or fellow associates.
