Job Overview:

The Facilities Maintenance Manager plays a crucial role in embodying our corporate values during every interaction with ZRS MANAGEMENT residents. This position is primarily dedicated to enhancing resident satisfaction through proficient, timely, and professional maintenance services. The Facilities Maintenance Manager reports directly to the Property Manager.

Key Responsibilities:
  • Deliver prompt and effective service responses in line with established service protocols.
  • Provide on-call support as determined by the Property Manager.
  • Coordinate all apartment turnovers, ensuring vacant units are ready within three to five business days.
  • Execute minor repairs in electrical, plumbing, carpentry, and masonry.
  • Oversee the upkeep of common areas, including cleaning, trash removal, and window maintenance.
  • Manage the maintenance of pool(s) and/or Jacuzzi(s).
  • Ensure maintenance facilities are organized, safe, and efficient.
  • Train and mentor fellow maintenance staff.
  • Assist the Property Manager in selecting vendors.
  • Maintain accurate records of essential property information (e.g., water shut-offs, sewer clean-outs).
  • Collaborate with the Property Manager to develop a Preventive Maintenance Program and conduct weekly inspections of community lighting.
  • Review and approve the work performed by external contractors.
  • Verify that all insurance requirements are met before engaging contractors.
  • Take a proactive approach in enhancing the visual appeal of the property.
  • Support the implementation and adherence to the maintenance budget.
  • Provide assistance to other ZRS MANAGEMENT properties as needed.
  • Conduct move-out inspections with the Property Manager to assess repair costs and timeframes for apartment turnovers.
  • Regularly review the Detailed Outstanding Service Request Report with the Property Manager.
  • Maintain all necessary logbooks.
  • Ensure compliance with all EPA regulations.
  • Adhere to Fair Housing laws and requirements.
  • Order and manage maintenance supplies.
  • Implement the Area Assignment Program.
Qualifications:
  • Valid driver's license with a satisfactory driving record and proof of automobile insurance.
  • HVAC certification is preferred; if required, it must be obtained within 90 days of employment.
Skills, Knowledge, and Abilities:
  • Strong time management skills and attention to detail.
  • Ability to adapt to changes with composure.
  • Commitment to confidentiality.
  • Experience and knowledge in maintenance areas such as plumbing, electrical systems, HVAC, and appliances.
  • Physical capability to lift heavy objects.
  • Effective communication skills with residents.
  • Ability to work collaboratively in a team environment.
  • Willingness to be available for on-call hours and weekends as scheduled by the Property Manager.
  • Openness to travel for training and educational opportunities.
