About the Role

The Maintenance Supervisor will play a critical role in ensuring the smooth operation of our properties, providing guidance and direction to maintenance teams and ensuring that all maintenance positions are aligned with company standards.

Key Responsibilities
  • Administrative Tasks: Perform daily administrative work, including online training, reviewing company updates, and participating in team meetings.
  • Service Request Management: Ensure all service requests and repairs are completed promptly and correctly using our mobile maintenance app.
  • Leadership and Team Management: Lead the maintenance staff, participate in diagnosing problems, and oversee repairs and replacements in areas such as HVAC, electrical, plumbing, and carpentry.
  • Facilities Maintenance: Ensure that buildings, grounds, and common areas are maintained to company standards, including painting, cleaning, and preparing vacant units for leasing.
  • Preventative Maintenance: Complete monthly preventative maintenance processes as outlined in the company policy and procedure manual.
  • Inspections and Compliance: Consistently prepare for owner, federal, state, and local inspections, and ensure compliance with all relevant regulations.
  • Grounds and Building Maintenance: Inspect grounds, buildings, and common areas for a clean environment, and remove snow from sidewalks and entryways as directed.
  • Budgeting and Financial Management: Assist the Property Manager in developing the budget for repair and maintenance and capital expenses.
  • Safety and Compliance: Maintain a safe and healthy work environment, comply with all OSHA regulations, and ensure compliance with health, safety, and environmental laws.
  • Communication and Teamwork: Communicate effectively with residents, fellow associates, vendors, and supervisors, and actively participate in technical training programs.
Requirements
  • Education and Experience: High school diploma or equivalent, three years of experience in maintenance and team management, and a valid driver's license.
  • Certifications and Training: EPA certification (608 Universal) and CAMT certification preferred.
  • Working Conditions: Ability to work flexible hours, travel, and climb stairs, take elevators, bend, squat, and reach overhead.
