The Lead Operating Engineer at JLL is responsible for supervising and leading the engineering personnel in the installation, repair, and maintenance of all base building and critical systems. This includes ensuring all building systems are safe, efficient, and properly operated at all assigned properties.

Key responsibilities include performing minor repairs, helping in the operation, monitoring, and performance of preventive maintenance on building systems as necessary. The Lead Operating Engineer also assumes the Chief Engineer responsibilities when the Chief is not onsite.

Additional duties include leading operations and maintenance on assigned shifts, monitoring performance of assigned responsibilities, and performing and/or directing the performance of all maintenance departmental service requests. The Lead Operating Engineer must also ensure that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.

Other key responsibilities include checking malfunctioning equipment, ascertaining corrective action required to restore to satisfactory operating condition, and leading and supporting the engineering staff to create a high-performing team. The Lead Operating Engineer must also support building operations through a highly integrated facilities management and engineering team to assure high infrastructure availability and client satisfaction.

Key skills and qualifications include strong technical knowledge of building systems, including mechanical, electrical, and plumbing systems. The Lead Operating Engineer must also have excellent communication and leadership skills, with the ability to work effectively with engineering and facilities management staff.

The Lead Operating Engineer at JLL is responsible for overseeing the activities of contractors working within the building, including implementation of advance training and notification to all contractors. The position also requires maintaining and supporting a Critical Environment Management program reflecting client requirements and industry best practices.

Other key responsibilities include maintaining and supporting a Critical Environment Management program, developing, reviewing, and approving construction and maintenance work plans for assigned facilities and systems, and identifying safety hazards within the building and incorporating the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment.

The Lead Operating Engineer at JLL is responsible for ensuring that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building's infrastructure. This includes developing routine annual maintenance plans and capital plans, inspecting facilities on an ongoing basis to determine effectiveness of operations and maintenance programs, personnel, and equipment, and providing technical input and support to facility projects and modifications.

Key qualifications include a strong background in building systems, including mechanical, electrical, and plumbing systems, with a minimum of 5 years of experience in a similar role. The Lead Operating Engineer must also have excellent communication and leadership skills, with the ability to work effectively with engineering and facilities management staff.

The Lead Operating Engineer at JLL is responsible for creating a working environment that supports the O&M Continuous Performance Improvement Process, which solicits new ideas to reduce risk and cost. This includes participating in local professional trade organizations and training programs to stay current with technological trends of the industry.
