Position: Advanced Living Management & Development, Inc. is seeking a dedicated Residential Property Supervisor who is passionate about precision and adherence to regulations while providing exceptional support within the Affordable Housing sector. This role encompasses not only leasing and marketing responsibilities aimed at enhancing resident satisfaction but also involves the meticulous submission of Housing Assistance Payment (HAP) requests and related Tenant Rental Assistance Certification System (TRACS) documentation, all while ensuring compliance with HUD and PHFA standards.
Key Responsibilities:
- Oversee all facets of apartment leasing, including conducting tours for potential residents, processing applications in line with various programs, and facilitating new resident orientations.
- Manage rent collection processes to achieve corporate financial targets.
- Gather and verify tenant income information to ensure eligibility under HUD, PHFA, and other relevant guidelines.
- Maintain occupancy levels and program compliance by executing annual and interim recertifications.
- Prepare the property, resident documentation, property records, and office for audits and inspections.
- Handle resident communications, including service requests, tenant grievances, and lease infractions.
- Assist with safety measures, including smoke alarms, fire drills, and nurse call systems.
Qualifications:
- A minimum of 3 years' experience in residential property management, with a solid understanding of LIHTC and HUD regulations.
- Strong managerial skills with a proven ability to engage effectively with residents on an individual basis.
- Ability to juggle multiple tasks and responsibilities while meeting deadlines.
- Exceptional organizational skills with a keen eye for detail.
