Job Summary

We are seeking a highly skilled and experienced Building Maintenance Supervisor to join our team at the City of Sevierville, TN. The successful candidate will be responsible for the direction and supervision of the maintenance and repair of the Convention Center.

Key Responsibilities
  • Plan, prioritize, assign, supervise, and review the work of staff responsible for providing building maintenance services.
  • Assist in training of personnel engaged in custodial activities and in building and grounds maintenance and repair.
  • Diagnose equipment and system malfunctions and determine the appropriate course of action.
  • Ensure the proper maintenance and repair of building heating and cooling systems, and electrical and plumbing systems.
  • Supervise a variety of building alteration functions including carpentry, painting, and installation of equipment and appliances including maintenance and repair of the building exterior.
  • Prepare analytical and statistical reports on operations and activities.
  • Direct water testing activities of air conditioner water cooling tower and boiler heating system.
  • Participate in the selection of staff; provide or coordinate staff training; work with employees to correct deficiencies; implement discipline procedures.
  • Ensure adherence to safe work practices by maintenance personnel; assume responsibility for hazardous waste materials or items used in the maintenance and repair of facilities; maintain appropriate records regarding the handling of hazardous materials.
  • Monitor the heat, light, and power usage to minimize peak utility demand factors.
  • Oversee the energy management systems.
  • Maintain all hardware, locks, and security systems.
  • Maintain a preventative maintenance program and procedures.
  • Attends meetings for event planning, directs and supervises paid parking, and assists with setups, move-in, move-out, and safety.
  • Prepares and maintains annual operations budget.
  • In conjunction with management, develop, update as necessary, and implement subordinate staff training and competency plans.
  • Establish on-call and routine maintenance contracts with outside vendors as necessary.
  • Schedule maintenance staff to ensure coverage as required for all events.
  • Prioritize work to provide for the briefest interruptions of services requiring maintenance services.
  • Assign work and monitor accomplishment.
  • Provide training in building maintenance and repair to department staff.
  • Provide technical assistance to other maintenance staff on complex maintenance and repair assignments.
  • Determine the origin of the malfunction and take appropriate action.
  • Effectively and safely utilize standard tools for general maintenance and repair.
  • Perform general maintenance and repair of building systems, equipment, and fixtures.
  • Write specifications for contractual services.
  • Establish and maintain interpersonal skills in the workplace to effectively communicate and interact with others.
Requirements
  • Possession of a valid TN driver's license and a forklift license or the ability to obtain one is required.
  • EPA Certification for Refrigerant Use and Recovery is highly preferred.
  • Building maintenance operations or management certification is preferred.
  • Requires six (6) years of progressively responsible experience in commercial building maintenance.
  • Extensive knowledge of the materials, tools, and procedures utilized in building maintenance and repair, some experience with plumbing and electrical systems, carpentry.
  • Extensive experience with heating and air conditioning, commercial refrigeration, electronic control applications, centrifugal chiller systems, natural gas and propane appliances, etc., and some knowledge in building operational systems.
  • Knowledge of:
    • Operations, services, and activities of a building maintenance program.
    • Principles of supervision and training.
    • Methods and techniques of building maintenance and repair.
    • Operational characteristics of maintenance and repair equipment and tools.
    • Occupational hazards and standard safety practices.
    • Methods and techniques of plumbing, electrical, structural, heating, and cooling system repair.
    • Principles and procedures of record keeping.
    • Modern office procedures and methods; computer equipment including Microsoft Word, Excel, email and scheduling software applications.
