As a Residential Property Operations Manager, you will play a pivotal role in overseeing the day-to-day operations of a diverse portfolio of single-family and multi-family properties in the Charleston area.

Essential Duties and Responsibilities:
  • Property Management Excellence: Directly manage all aspects of property operations, encompassing maintenance, administration, financial oversight, and continuous improvement initiatives.
  • Maintenance Coordination: Plan, schedule, and execute general maintenance tasks, major repairs, and construction projects to ensure the optimal condition of properties.
  • Financial Stewardship: Oversee rent collection, expense management, lease compliance, and legal notices. Proactively recommend and coordinate legal action when necessary.
  • Property Inspections and Enhancement: Conduct regular property inspections to identify areas requiring attention. Recommend and implement alterations, maintenance, and reconditioning projects to enhance property value and tenant satisfaction.
  • Client Liaison: Serve as the primary point of contact between on-site managers, tenants, and owners, fostering strong relationships and addressing concerns promptly.
  • Tenant Relations: Meet with prospective tenants, showcase properties, explain lease terms, and provide comprehensive information to facilitate successful tenant placements.
  • Marketing Strategy: Develop and execute a strategic property marketing plan, encompassing tenant relations initiatives and advertising campaigns to maintain optimal occupancy rates.
  • Financial Reporting: Prepare detailed budgets and financial reports for each property, providing accurate and timely insights into operational performance.
  • Record Keeping: Maintain meticulous records of sales, rental activity, permits issued, maintenance costs, and property availability.
  • Team Leadership: Direct and coordinate the activities of staff and contract personnel, providing guidance, evaluating performance, and fostering a collaborative work environment.
  • Client Communication: Meet with clients to negotiate management contracts, establish priorities, and discuss the financial and operational status of properties.
  • Contract Administration: Prepare and administer contracts for property services, ensuring compliance with legal requirements and company policies.
  • Problem Resolution: Investigate complaints, disturbances, and violations, resolving issues effectively while adhering to management rules and regulations.
  • Community Engagement: Maintain positive relationships with community association members, addressing their needs and concerns promptly.
  • Industry Networking: Cultivate strong connections with industry professionals, government representatives, and vendors to ensure the successful management of properties.
