Job Summary

We are seeking a highly skilled and experienced Maintenance Director to oversee the overall maintenance and upkeep of our physical plant, including building, grounds, and engineering. The successful candidate will be responsible for managing a team of maintenance staff, implementing preventative maintenance programs, and ensuring compliance with local, state, and federal building codes and guidelines.

Key Responsibilities
  • Hiring and Training: Hire, train, discipline, and terminate department staff to ensure a high-performing team.
  • Preventative Maintenance: Implement and maintain preventative maintenance programs, including TELS and daily checklists, to ensure the smooth operation of our facilities.
  • Compliance and Coordination: Coordinate compliance with local, state, and federal building codes and guidelines, and work with contractors and vendors to ensure insurance and licenses are current.
  • Inspections and Maintenance: Conduct regular inspections of all Life Safety Systems, including fire extinguishers, sprinkler, and alarm systems, and coordinate necessary repairs and maintenance.
  • Capital Budgeting: Work closely with the Executive Director to create and schedule capital budgets, and establish and obtain bids for all capital projects.
  • Department Management: Coordinate annual maintenance programs for apartments and common areas, and ensure that the outside of the property is maintained, including landscaping and snow removal.
  • Inventory Control: Maintain inventory control for all general supplies, parts, and equipment, and prepare and follow approved department budget.
  • Training and Development: Schedule and conduct training sessions and department meetings, and prepare resident charges/billing for extra services when applicable.
  • Safety and Emergency Preparedness: Understand and implement the role of the department's safety and disaster plan, and head safety committee meetings.
Requirements
  • 2+ years of maintenance or plant operations experience required.
  • Management experience preferred but not required.
  • A Certified Pool Operators license may be required depending on location.
  • Excellent communication and leadership skills, with a can-do attitude and a commitment to safety and quality.
