About the Role

The NRP Group is seeking a highly skilled Maintenance Supervisor to join our team. As a key member of our property operations team, you will be responsible for ensuring the physical aspects of our communities are maintained to the highest standards.

Key Responsibilities
  • Maintenance Services
    • Direct and oversee all aspects of maintenance, including scheduling and performing preventative maintenance, inspections, and janitorial services.
    • Maintain accurate records for all required reporting and record keeping.
    • Walk the property daily to uphold curb appeal and monitor safety issues.
    • Schedule and coordinate apartment turns, including assistance with resident move-out and apartment renovations.
    • Follow expense guidelines, monitor operating expenses, and make recommendations for cost-saving strategies.
    • Manage inventory and storage area, purchasing adequate maintenance materials for service requests and apartment turns.
    • Communicate and advise the Community Manager on recommendations for capital improvements and maintenance requirements for the annual budget.
    • Coordinate all contracted services, including soliciting and analyzing bids, assessing work once completed, and tracking invoices.
  • Customer Service
    • Complete service requests from residents and team members in a timely fashion, in accordance with company policy.
    • Ensure excellent customer service with a courteous and professional attitude toward all customers and team members.
    • Audit key tracking systems daily and weekly.
    • Participate in after-hours emergency requests and ensure property staff coverage 24 hours a day, 7 days a week.
  • Personal Development
    • Support and assist the Community Manager and Recruiting Department with new hire selection.
    • Train, coach, and mentor team members, ensuring appropriate training is received.
    • Create a team environment, including holding weekly team meetings and managing by goals.
    • Generate work and on-call schedules for service employees.
    • Provide ongoing feedback to team members and evaluate them through scheduled formal written performance reviews.
    Requirements

To be successful in this role, you will need:

  • Excellent communication and interpersonal skills.
  • Ability to work independently and as part of a team.
  • Strong problem-solving and analytical skills.
  • Ability to prioritize tasks and manage multiple projects simultaneously.
  • High school diploma or equivalent required; associate's or bachelor's degree in a related field preferred.
