HHDC is seeking a skilled Maintenance Technician to join our team. As a key member of our property care team, you will be responsible for ensuring the upkeep and maintenance of our residential properties.
Key Responsibilities- Perform routine maintenance tasks, including repairs, replacements, and preventative maintenance to ensure the overall condition of the property.
- Conduct regular inspections of the property to identify and address any maintenance issues.
- Respond to work orders and complete tasks in a timely and efficient manner.
- Assist in the preparation of units for occupancy, including cleaning and making necessary repairs.
- Perform grounds work, including snow removal, lawn care, and gardening.
- Maintain a clean and organized workspace, including the maintenance room, hallways, and common areas.
- Notify management of any concerns or issues related to major repairs or maintenance.
- Perform light electrical and plumbing repairs, including replacing fixtures and appliances.
- Assist in custodial work, including cleaning common areas and emptying trash.
- Repair concrete, masonry, and roofing as needed.
- Perform limited extermination services as required.
- Diagnose and perform minor routine maintenance and repairs, including drywall repair and hot water boiler repair.
- Ensure storage areas and entrances are locked and adequate lighting is maintained.
- Assist in apartment move-in and move-out inspections and unit turnover.
- Perform work according to safety standards and regulations.
- High school education or equivalent.
- Sufficient experience to provide strong working knowledge of maintenance and repair practices and techniques.
- Minimum of 3 years of equivalent level experience, preferably in a similar setting.
- A minimum of one year experience in a customer service related industry and one year apartment maintenance experience combined.
- Personable and trustworthy.
- Show concern for a work safety program.
- Willing to pitch in and work in areas other than strictly repair maintenance.
- Must have or be able to attain/maintain Certificate for Apartment Maintenance Technicians (CAMT) or similar certification.
- Ability to lift 50 pounds.
- Bilingual in English/Spanish may be required depending on resident demographic needs.
- Provide own hand tools.
- Vehicle, insurance, and good driving record.
- Exhibits knowledge of safety policies through work.
- Provides excellent customer service and maintains respect and professionalism when interacting with tenants and coworkers.
- Prioritizes work efficiently to complete work orders in a timely fashion.
- Exhibits timeliness by arriving on time for work as scheduled and is able to work well with minimal supervision.
- Collaborates well with coworkers to meet a common goal.
- Attends classes and/or seminars to keep skills updated.
- Sensitivity to diverse cultures.
