Role Overview: We are in search of a Commercial Project Manager to oversee operations within our Development Division. This division is dedicated to privately funded construction initiatives within the commercial sector. The selected candidate will be responsible for comprehensive project management tasks, including risk assessment, project planning, subcontractor coordination, and client engagement.

Key Responsibilities: The Project Manager will undertake a variety of essential duties, including but not limited to:

  • Developing and managing project plans
  • Conducting project buy-outs
  • Overseeing project billing processes
  • Preparing and submitting change orders
  • Defining subcontractor scopes of work
  • Collaborating with preconstruction teams on CMAR and design-build projects
  • Engaging with design teams and clients
  • Securing necessary building permits and entitlements
  • Creating schedules of values (SOVs)
  • Reviewing submittals
  • Coordinating subcontractor activities
  • Managing requests for information (RFIs)
  • Resolving contractual issues
  • Participating in production and quality control meetings
  • Overseeing superintendent activities
  • Monitoring industry trends and opportunities
  • Preparing business development reports
  • Ensuring client satisfaction and retention

Qualifications: The ideal candidate will possess:

  • A minimum of 3-5 years of relevant experience in commercial construction roles such as tradesman, foreman, or superintendent
  • A degree in engineering, construction management, architecture, or a related field is preferred
  • 5-10 years of experience managing commercial projects valued between $500K and $40M
  • Strong knowledge of commercial construction practices and procedures
  • Experience with Critical Path Method (CPM) scheduling using software like Primavera or MS Project
  • Ability to contribute to preconstruction efforts, including scope writing and constructability analysis
  • Familiarity with various contract delivery methods
  • Preferred certifications such as LEED AP or Earthcraft
  • Proficiency in standard software applications, including Microsoft Office and Adobe
