Position Overview:

We are seeking a Facilities Maintenance Manager to oversee all operational aspects, asset management, and maintenance in accordance with company policies and procedures. The primary objective is to ensure residents enjoy a superior living environment while cultivating positive relationships with team members and vendors. The ideal candidate should possess expertise in various maintenance disciplines such as plumbing, electrical systems, appliance repair, and carpentry, and be capable of developing training programs as necessary.

Main Responsibilities:

  • Provide outstanding customer service to residents by swiftly addressing maintenance requests, ensuring cleanliness in residents' homes, and executing high-quality work.
  • Comply with safety protocols for tools and equipment, demonstrating ongoing knowledge of their operation.
  • Supervise maintenance personnel, allocate work orders, manage move-in/move-out inspections, and coordinate 24/7 emergency maintenance schedules.
  • Deliver hands-on training and support to maintenance technicians, assisting in projects, repairs, and community initiatives.
  • Process maintenance orders, manage inventory within budget constraints, and anticipate expenses based on current operations.
  • Assist in the development and implementation of an effective preventative maintenance strategy. Conduct regular property inspections to ensure proper upkeep of assets.
  • Ensure adherence to company standards and regulations, including safety and environmental policies.
  • Review and evaluate maintenance contract proposals.
  • Perform any other duties as assigned.
Requirements:
  • High school diploma or equivalent with technical training preferred.
  • A minimum of 6 years of experience in multi-family housing maintenance, including at least 1 year in a supervisory capacity.
  • Certification or extensive experience in multiple trades such as plumbing, electrical work, carpentry, HVAC, and building construction.
  • EPA Type I and II certification, basic LBP and mold training, and a solid understanding of OSHA regulations.
  • Demonstrated ability to organize and lead teams effectively, ensuring high productivity and goal achievement.
  • Strong interpersonal, leadership, conflict resolution, and staff development skills.
  • Proven experience in budget management and overseeing projects up to $10,000.
  • Proficiency in computer applications and property management software.
  • Must provide and maintain basic hand and power tools.
  • Valid driver's license and reliable transportation.
