Position Overview

Availability Requirement: Must be available to work Tuesday through Friday from 10 PM to 8 AM.

Role Responsibilities:

Oversee the operational management of a state-of-the-art electric vehicle battery production facility. This role is part of a long-term, performance-driven contract focused on delivering essential maintenance services for mechanical, electrical, and plumbing (MEP) systems within the facility, while excluding manufacturing and production machinery. The primary goal is to ensure a continuous operational environment by verifying that all systems function according to established standards, thereby supporting uninterrupted production and administrative activities.

Execution Strategy:

Facilitates the efficient implementation of all maintenance management processes through the use of Building Management Systems (BMS) and Computerized Maintenance Management Systems (CMMS). Plans and organizes daily tasks for technical maintenance teams, procures necessary parts, and coordinates subcontracted services. Conducts follow-ups as necessary to ensure client satisfaction with service requests.

Key Duties and Responsibilities:

  • Receive and manage incoming service requests.
  • Create work orders for all service requests, preventive maintenance, and corrective actions.
  • Schedule and dispatch maintenance personnel and team members.
  • Conduct debriefings with maintenance staff after service completion.
  • Respond to all overnight messages promptly.
  • Maintain schedules for preventive maintenance, corrective actions, and reactive work orders.
  • Forecast workload for the upcoming month.
  • Communicate with clients regarding parts status and scheduling.
  • Follow up on all pending and recommended maintenance tasks.
  • Manage billing, scheduling, and inventory of materials, as well as database records.
  • Order parts necessary for work orders.
  • Maintain customer history files within the CMMS.
  • Prepare documentation for all warranty parts.
  • Facilitate the return of warranty items.
  • Compare service timecards with work orders to ensure accuracy.
  • Verify vendor times and charges.
  • Coordinate service contractors' preventive and corrective maintenance schedules with trade supervisors.
  • Schedule contractor access to the facility.
  • Ensure all work is documented and work orders are closed in the CMMS, including all labor, materials, and historical data.
  • Collaborate with the On-Site Manager and trade supervisors to ensure all equipment and preventive maintenance inspections are recorded in the CMMS according to manufacturer recommendations.
  • Adhere to all safety and risk management policies and procedures; report accidents and unsafe conditions promptly.
  • Participate in designated training programs.
  • May perform additional duties as assigned.

Qualifications:

Preferred Experience:

  • High School diploma, GED, or equivalent experience.
  • Experience in service contracting.
  • Experience in scheduling.
  • Background in facility management.
  • Familiarity with Computerized Maintenance Management Systems.
  • Knowledge in HVAC/R, electrical, plumbing, and general facilities maintenance.
  • Experience in maintaining records and reports related to building facilities and preventive maintenance programs.
  • Understanding of Building Management Systems.
