Position Overview:

This role is essential for overseeing the upkeep of residential apartments, communal areas, outdoor spaces, and associated equipment. The individual will supervise and guide all personnel involved in these domains to ensure compliance with organizational standards and to achieve high levels of resident satisfaction.

Each community site has specified operational hours that this position must adhere to in order to maintain effective community functionality.

Key Responsibilities:

Leadership: Provide oversight and direction to housekeeping, maintenance staff, caretakers, and grounds maintenance as assigned by the Community Manager.

Property Maintenance: Ensure the property is kept in a tidy, clean, and well-maintained state. Conduct daily inspections of both exterior and interior areas to verify that maintenance and cleanliness protocols are being upheld. Duties may include assisting with groundskeeping tasks as necessary.

Preventive Maintenance: Implement and document a preventive maintenance strategy for resident units, communal areas, and equipment.

Inventory Management: Maintain an adequate supply of parts and materials in an organized and clean manner, adhering to the company’s purchasing guidelines.

Pool Maintenance (if applicable): Conduct daily chemical assessments, maintenance, and cleaning to comply with municipal regulations and company standards.

Resident Relations: Ensure that the property consistently meets and surpasses company expectations for resident satisfaction and be available for emergency situations (e.g., snow removal) as requested by the Community Manager.

Perform additional tasks as required.

Qualifications:

Education: A high school diploma or GED is mandatory. Certifications in Pool and HVAC are preferred, along with boiler certification if relevant.

Experience: A minimum of three years of maintenance experience in residential properties is required.

Physical & Cognitive Requirements: Must be able to work in a constant state of alertness and safety. Frequent standing and walking, with occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds. Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing are necessary.

  • A valid driver's license and a satisfactory motor vehicle record are required.
  • Reliable transportation is necessary.
  • Proof of personal auto liability insurance must be provided when using vehicles for company business.
