Position Summary: We are seeking a Facilities Maintenance Lead to oversee our maintenance operations.
The Facilities Maintenance Lead is tasked with upholding the physical integrity of the community. This role ensures a clean and well-maintained environment for residents, visitors, and staff. The ideal candidate will proactively identify and resolve property issues while implementing preventative measures. Strong communication skills and a passion for the work are essential.
Key Responsibilities:
- Oversee and ensure the effective maintenance of the property and grounds in alignment with Bonner Carrington Property Management standards.
- Supervise and guide maintenance personnel safely.
- Manage the property operating budget, including creating purchase orders and obtaining necessary approvals.
- Review and prioritize work orders, ensuring timely and safe completion.
- Respond to all work orders promptly.
- Develop and coordinate schedules for the make-ready program in collaboration with the property manager and staff.
- Engage with vendors and contractors to ensure safe and timely project completion.
- Safeguard property equipment and supplies.
- Implement a comprehensive preventative maintenance strategy.
- Conduct weekly property inspections to identify maintenance and safety concerns, managing the repair process accordingly.
- Be available for after-hours emergency calls.
Qualifications:
- Minimum of 3 years of relevant experience.
- Experience in multifamily community maintenance, including plumbing, carpentry, electrical work, drywall, mold awareness, pool care, roof and gutter repair, and painting is preferred.
- Valid Driver's License and current auto insurance are required.
- EPA and/or HVAC certification; CPO certification is a plus.
- Must provide personal tools for daily maintenance tasks.
- Ability to lift and transport up to 50 pounds over varying distances.
- Must be comfortable using ladders and working in confined spaces or at heights exceeding nine feet.
- Proficient in using general maintenance equipment, including hand tools, power tools, and safety equipment.
- Willingness to work outdoors in extreme temperatures.
- Must operate personal or company vehicles safely.
- Adhere to company maintenance uniform and safety equipment requirements.
- Fluency in English is necessary.
