Job SummaryWe are seeking a highly skilled Maintenance Director to join our team at The Reserve at Braeswood Senior Living Community. As a key member of our operations team, you will be responsible for maintaining and upkeeping the community's facilities, including buildings, grounds, and engineering systems. Your expertise will ensure a high standard of cleanliness and safety for our residents and staff.
Key Responsibilities- Implement and perform preventative maintenance programs to ensure the longevity of our facilities.
- Coordinate compliance with local, state, and federal building codes, regulations, and guidelines, including MSDS, OSHA, EPA, and fire codes.
- Conduct regular inspections of Life Safety Systems, including fire extinguishers, sprinkler, and alarm systems.
- Perform annual maintenance and deep cleaning programs for apartments and common areas.
- Perform necessary repairs and maintenance in apartments and common areas, including refurbishment for move-ins.
- Ensure the outside of the property is maintained, including landscaping.
- Manage staffing schedules to ensure proper maintenance and cleaning of office public spaces, residential apartments, and grounds.
- Maintain utility consumption and expense files.
- Maintain inventory control for all general supply parts and equipment.
- Maintain all required engineering and housekeeping files.
- Schedule and conduct training sessions and department meetings.
- Prepare resident charges/billing for extra services when applicable.
- Understand and implement the department's safety and disaster plan.
- Perform all HVAC repair, including changing out systems.
- Perform basic plumbing duties.
- Maintain scheduled and unscheduled maintenance on HVAC, elevator, fire, and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
- Respond to maintenance requests by residents for items needing repair in their rooms, including plumbing, electrical, heating, and replacing light bulbs.
- Oversee the housekeeping department.
- Repair and maintain vacated rooms in a timely manner.
- Assess all plumbing and electrical problems within the community and determine the best course of action to correct the problem.
- 2+ years of on-site experience.
- Knowledge of facility maintenance and repairs, including electrical, mechanical, HVAC, carpentry, locksmith, painting, and other general repairs.
- Knowledge and ability to perform State Regulations, budget, and room turns.
- HVAC Certification (preferred).
- High School Diploma or General Education Degree (GED).
