About the Role

This is a full-time role for a Preconstruction Director at dcb Construction Company, Inc. The successful candidate will manage a team of preconstruction estimators, direct, coordinate, and participate in the preparation of assigned estimates based on an Owner's/Architect's designs through construction documents.

Key Responsibilities
  • Organize and delegate assignments for the preconstruction department, oversee each project pursuit, and ensure responsibilities and deadlines are clearly communicated to assigned team members.
  • Develop and maintain positive client relationships during the preconstruction process.
  • Prepare, coordinate, and present profit strategy to the Business Development team.
  • Participate in and provide opportunities for direct reports to engage in continuing education.
  • Demonstrate leadership ability with all department teams.
  • Ensure the accuracy of estimates produced by the team.
  • Review drawings, specifications, and all other construction documents, and make the project team aware of gaps and potential risks.
  • Perform constructability reviews.
  • Prepare preliminary estimates and comparison studies at key project phases, monitor design development cost trends to detect over-runs and potential problem areas.
  • Have a clear understanding of project (client) budget requirements and enforce these standards working in collaboration with the project team.
  • Represent dcb at design and coordination meetings, providing alternative solutions and assisting in design decisions.
  • Participate and advise on the overall construction plan, including schedule and logistics, with their impact on project cost.
  • Coordinate with the operations team on project general conditions requirements.
  • Support Business Development in proposal presentations, aid in building client, subcontractor, and Architect/Engineer relationships.
  • Participate in the prequalification process, prepare responses to RFPs and RFQs.
  • Assist the operations team in evaluating and analyzing subcontractor proposals at project turnover.
  • Consistently promote a professional image in all business matters.
  • Ability and willingness to mentor others.
Qualifications
  • Bachelor's degree in Construction Management, Architecture, or Engineering, and/or 10+ years of applicable estimating, design management, and/or field management experience.
  • Ability to work on multiple projects concurrently.
  • Demonstrate experience in leadership in a team and client environment.
  • Knowledge and understanding of construction strategy and contracts.
  • Thorough knowledge of building construction, materials, systems, market conditions, and trade practices, including sustainable building practices.
  • Ability to conceptualize a project using minimal information and quickly develop an understanding of the Owner/Architect requirements.
  • Ability to provide an imaginative and innovative approach to improve the project.
  • Excellent oral and written communication skills.
  • Familiarity with On-Screen Take-off, Microsoft 365 Suite, and Project.
  • Pre-engineered Metal Building (PEMB) experience a plus.
