PROJECT MANAGER ROLE OVERVIEW

Supervision and Reporting Structure

This position reports directly to the Director of Construction and company ownership. Responsibilities encompass overseeing the estimating, preconstruction, construction, and post-construction phases of projects with minimal administrative assistance.

Key Responsibilities include but are not limited to:

Estimating Responsibilities:

Pre-bid Phase

  • Participate in pre-bid meetings to discuss project details with stakeholders.
  • Assist in generating a list of subcontractors and suppliers tailored to project specifications.
  • Review project plans and specifications thoroughly.
  • Collaborate with the Estimator to develop an estimate template based on project requirements.
  • Conduct meetings with the Estimator and Director of Construction to finalize project proposals.
  • Attend pre-bid walkthroughs and meetings as necessary.
  • Review pre-bid RFIs before submission to clients or design teams.
  • Develop a comprehensive job schedule and phasing plan.

Bid Day Coordination

  • Ensure organization and teamwork among Estimator, Marketing, PM, and leadership.
  • Review subcontractor bids for completeness and follow up on any missing information.
  • Conduct a final review of bids with the team to confirm costs and fees.

Post-Bid Activities

  • Assist with follow-up questions from clients or design teams.
  • Facilitate project handoff meetings with the Estimator and Director of Construction.
  • Support the Assistant Project Manager in subcontractor buyout processes.

Preconstruction Management

  • Oversee the setup of project budgets and accounting systems.
  • Manage subcontractor buyouts and purchase orders.
  • Participate in project handoff meetings and monitor preconstruction checklists.
  • Ensure all necessary permits and approvals are obtained.

Construction Oversight

  • Work with the Superintendent to maintain a safe and organized job site.
  • Track and manage RFIs and procure necessary materials.
  • Prepare and manage change orders and ensure accurate coding of invoices.
  • Conduct regular meetings with subcontractors and project teams.
  • Monitor project schedules and budgets, ensuring effective communication with all stakeholders.

Project Closeout

  • Ensure all inspections and documentation are completed.
  • Manage the final punch list and subcontractor closeout processes.
  • Compile all necessary product information and warranties for the client.
