Position Overview

The Superintendent is responsible for overseeing field teams within the operations division and serving as a professional representative for clients at the job site. This role entails preparing cost assessments, negotiating contracts and purchases, establishing timelines for construction, and reviewing financial reports.

Essential Knowledge, Skills, and Abilities

The Superintendent must effectively communicate with colleagues, vendors, subcontractors, and clients, including personnel at the property level. Candidates should possess the necessary education, experience, and communication abilities to fulfill their responsibilities effectively. Completion of OSHA 10 and OSHA 30 courses is required, or candidates must complete these courses within 60 days of enrollment.

Key Responsibilities

Responsibilities may vary based on the complexity, size, and type of project but generally include managing complex, large-scale, and long-term assignments. A Superintendent typically oversees multiple projects and is accountable for the following critical aspects of each construction initiative:

  • Prepare cost estimates, budgets, and construction timelines.
  • Conduct site inspections.
  • Assess material, subcontractor, and labor needs.
  • Engage in pre-construction meetings.
  • Coordinate and direct all on-site operations, including subcontractors, craftsmen, tradesmen, and vendors, to meet established goals and standards.
  • Manage job buy-outs within an approved construction budget of less than $5,000.00.
  • Assist the sales team/project manager with buy-outs for projects exceeding $5,000.00.
  • Ensure timely and budget-compliant project completion.
  • Review invoices and timesheets for accuracy and adherence to contract stipulations.
  • Travel to various markets to prepare cost estimates, establish operations, and comply with local building regulations.
  • Identify, evaluate, and select local subcontractors and vendors.
  • Contribute to organizational success by maintaining low costs while ensuring high quality. Continuously seek innovative ways to achieve excellence both personally and corporately.
