Position Summary: The Facilities Maintenance Supervisor is accountable for overseeing the maintenance operations across various properties managed by Steuben Churchpeople Against Arbor Housing & Development. This role involves leading a dedicated maintenance team, managing external vendors, and ensuring compliance with safety and operational standards.
Key Responsibilities:
- Direct and supervise the maintenance team in executing cleaning, upkeep, unit turnovers, snow removal, and landscaping tasks.
- Collaborate with the Director of Property Management and HR to recruit, onboard, and train maintenance personnel.
- Generate and prioritize work orders, assigning tasks to team members with clear expectations and deadlines.
- Maintain effective communication with tenants regarding scheduled maintenance activities in their units and on property grounds.
- Conduct regular inspections of properties to identify health and safety risks and ensure tenant welfare.
- Foster a collaborative team environment, addressing conflicts and promoting effective conflict resolution strategies.
- Facilitate monthly one-on-one meetings with maintenance staff to discuss performance and development.
- Assist in developing performance evaluations and disciplinary action plans in collaboration with the Director of Property Management and HR.
- Review and approve biweekly timecards and manage staff schedules.
- Ensure compliance with safety regulations and maintain all necessary documentation for properties.
- Monitor maintenance software for work order completion and long-term performance tracking.
Qualifications:
- Associate degree in building maintenance technology or facilities maintenance, with a minimum of two years of practical experience; or five years of relevant experience.
- Proficient knowledge of standard maintenance tools and equipment.
- Previous supervisory experience with the ability to mentor and motivate staff.
- Strong organizational skills, attention to detail, and critical thinking abilities.
- Excellent communication skills, both written and verbal.
- Familiarity with basic computer applications and work order software.
- Valid driver's license and ability to meet insurance underwriting guidelines.
Physical Requirements:
- Ability to lift and move heavy objects, ranging from 50 to 100 pounds.
- Frequent physical activity, including bending, reaching, and climbing.
- Work in various environmental conditions, including outdoor settings.
